<br />~ <br /> <br />Commissioner McGuirk spoke to the applicant about the grading plan and the fact <br />that they are now planning to raise a number of lots. Mr. Striegel explained their <br />original intent was to achieve a balance so there would not be a lot of off-haul. <br />Now it appears it is feasible to raise the lots about another three feet without being <br />visible because of screening. They are doing less grading overall. <br /> <br />Commissioner Horan discussed the amount of dirt to be added to the pads <br />and whether off-haul is very expensive. Mr. Striegel responded that it is difficult to <br />estimate at the moment the amount of cubic yards to be added to the pads. He <br />stated that off-hauling is very expensive and they would wish to do as little as <br />possible. <br /> <br />Commissioner McGuirk said he was initially concerned about the amount of grading <br />to be done on the site; now he is more concerned since it appears the elevations <br />will be higher than he anticipated. He further discussed this with the applicant. <br /> <br />Commissioner Horan asked how much the relocation of the streets contributed to <br />the extra dirt. <br /> <br />Jeff Holmwood, 2 Annabelle Lane, San Ramon, responded to Commissioner <br />Horan's question. He said that just in moving "A" Street meant moving 90,000 <br />cubic yards of dirt. Commissioner Horan felt that made the City a partner in <br />~ allowing the applicant to raise the pads. The applicant also noted that raising the <br />pads eliminated the cost and the nuisance of trucks going past homes to remove <br />the off-haul. <br /> <br />Commissioner Hovingh called attention to page 16 of the staff report in that the <br />parking surface of the staging area is to remain unpaved. He felt it would be more <br />appropriate to pave this area so as to protect the soil from car contaminants. He <br />would also favor that streets less than 50 ft. wide would have either no parking or <br />single-sided parking, especially in respect to "A" Street. Mr. Striegel said in regard <br />to the parking area that this was requested by the Parks Department. Ms. Watts <br />agreed that the Director of the Parks Department wished to keep this area unpaved <br />in order to keep it as rural as possible. <br /> <br />In response to Commissioner Michelotti's question, Mr. Striegel said the actual <br />floor plans of the production homes, the fencing and the landscaping will all go <br />back to the Design Review Board. <br /> <br />THE PUBLIC HEARING WAS CLOSED. <br /> <br />~ <br /> <br />MINUTES PLANNING COMMISSION MARCH 27, 1991 <br /> <br />Page 5 <br />
