Lee Reid and Jim Mvers <br />Application for develop.ent plan approval to allow the <br />construction of a two-story, four-building self-storage facility <br />totaling approximately 58,422 sq. ft. on an approximately 1.38 <br />acre site located at 3722 Old Santa Rita Road. zoning for the <br />property is PUD (Planned unit Development) - Commercial District. <br /> <br />Mr. Swift presented the staff report recommending approval of <br />Case PUD-91-1 subject to the conditions of the staff report. He <br />noted that the Commission might wish to discuss the matter of a <br />possible inadequacy of parking due to the second floor. <br /> <br />THE PUBLIC HEARING WAS OPENED. <br /> <br />Al Dutchover, 450 Main street, represented the application. He <br />said he generally concurs with the staff report; however, in <br />regard to adequate parking due to a second story, he felt that <br />parking as it is would be sufficient. He said studies have been <br />done that reflect that less than 300 trips per month are <br />generated by a project of this nature and size. He referred to <br />Condition 8 and feels that the 24' driveway is adequate. He <br />measured the driveway at the storage facility on Santa Rita Road <br />and it measures 24'. Therefore, he requested that Condition 8 be <br />eliminated. <br /> <br />commissioner Hovingh asked Mr. Dutchover to clarify the floor <br />plan for the elevator. He thought it appeared to be awkward and <br />hard to access with anything very large. Mr. Dutchover said the <br />plan shows the general location of the stairwell; the plan does <br />not pinpoint the elevator but shows the general area of it and <br />the equipment room. <br /> <br />Chairman Mahern asked if the elevator is able to take large <br />furniture to the second floor. Mr. Dutchover indicated the <br />second floor is primarily designed to be used as storage for file <br />boxes, etc. <br /> <br />Commissioner Hovingh said he is concerned about a lack of parking <br />spaces. Mr. Dutchover reiterated that he feels it is very <br />adequate in that a facility of this size normally generates <br />between 260 and 300 trips per month. This should not cause a <br />parking problem. Chairman Mahern said she has a storage space <br />and never has a problem with parking; in fact, rarely is another <br />person at the facility. <br /> <br />commissioner Wright asked if the only parking is on Santa Rita <br />Road.
