with a revised plan but no real time to review it. She said she
fee1s a11 right with the north side of the project and is happy
to see some lots were eliminated in the area of Angela Street
where a swale is located. She felt that the developer has done a
lot of things that the Design Review Board has requested.

Commissioner Hovingh added that he would support Mirador Drive
going through, but he would favor a four-way stop at Bonita
Avenue.

Commissioner Michelotti said she still has concerns about Mirador
north; she does not want it to become a major thorough-fare, but
feels the opening to the south is necessary for proper
circulation. She pointed out to the public that traffic problems
are created because most people always want streets to end in
cul-de-sacs rather than have through streets as present in the
General Plan. However, she concluded that she would favor the
extension of Mirador to Bernal Avenue.

commissioner wright also felt Mirador Drive should go through,
but that study should take place in regard to keeping traffic at
a slow level with stop signs, particularly around the school
site. Overall, he felt that the applicant had done a good job,
but he still has concerns about traffic. He would want something
in place regarding traffic issues before the tentative map stage
is in place.

commissioner McGuirk said he felt the whole evening was very
frustrating, in the light of new material that came tonight which
he had no time to review. He expressed concern about the
placement of the units; he was concerned about the possibility of
landslides; he would remove units 73, 74, and 75; he is not sure
exactly where the streets will go and feels that whole issue
should be looked at very carefully to get a complete picture,
including the extension of Mirador Drive.

Chairman Mahern said she feels the applicant has gone out of his
way to meet all the requests and concerns. She noted that he is
a past recipient of the Mayor's Award and has lived and worked
hard in Pleasanton and for the community. She felt he would do
his best to make a good project for the city. She had no problem
with "c" and "A" Courts. She had concerns with lots 73, 74, and
75 and would eliminate them. If they remain, she would not put
them on a cul-de-sac. She would favor lots 65 through 72 be
single stories as they back up to Abbie Street. She would take
the fill out behind Abbie Street and restore it to its previous
level or down to 492'. She would encourage the developer to work
with those people on Abbie Street whose homes are below grade.
She favored the extension of Mirador Drive to Bernal Avenue as
recommended by the General Plan, but would recommend at least
four stop signs or speed bumps. She would like a new
configuration of house plans facing Independence Drive.

MINUTES

PLANNING COMMISSION

MARCH 13, 1991

Page 18

"

.
