<br />Tract 6362. A-M Homes/Garms <br />App1ication to aUb4ivi4. an approximat.1y 118 acr. parc.1 into 48 <br />single-ramily lots, and eight remainder parcels located at 4440 <br />Foothill Road. Zoning ror the property is POD (Planned Unit <br />Develop.ent) - Low Density Residential District. <br /> <br />Mr. swift presented the staff report recommending approval of <br />Tract 6362 subject to the revised conditions of the staff report, <br />noting that Conditions 6, 13, 19, and 41 were revised. He also <br />called attention to Conditions 28 through 43 and an addition to <br />Condition 12 which were added to the conditions of approval and <br />handed out tonight. <br /> <br />commissioner Wright called attention to Condition 6 and the <br />elimination of one fire truck. Mr. Swift said he has had <br />numerous discussions with the Fire Department about this issue. <br />The current fire equipment for the city is aimed at protecting <br />more structures rather than grassland fires. Staff and the Fire <br />Department are attempting to come up with a final plan for the <br />equipment needed to protect the City and the hills from grassland <br />fires. The revised condition now reflects what staff feels is a <br />fair allocation of the cost of a master plan number of vehicles <br />and equipment that will be needed City-wide. <br /> <br />commissioner Hovingh discussed Condition 21 regarding the number <br />of trees necessary for visual screening of homes from Foothill <br />Road. He did not think it is consistent with POD conditions. <br />Mr. swift said staff is being really cautious in this condition <br />so plenty of trees will be planted to provide necessary <br />screening, in the event that building pads are raised which could <br />put a house in view of Foothill Road. <br /> <br />Chairman Mahern asked where the water tank will be located. Mr. <br />swift said the water tank will be located on the Montgomery <br />property and next to the Yee property. <br /> <br />THB PUBLIC HEARING WAS OPBNBD. <br /> <br />Tom Quaglia, 577 Salmore Avenue, Campbell, CA, represented A-M <br />Homes. He said he agrees with staff conditions but has concerns <br />about Condition 28. He asked that Condition 28 be eliminated <br />until the time when the City decides exactly what they want to do <br />with the open space in regard to a trail system. <br /> <br />Chairman Mahern said she had a problem with the applicant's <br />request to delete Condition 28. She asked what would happen in <br />the event that the city cannot take action on a trail system at <br />the time that development begins. Mr. Quaglia responded that <br />there will be at least another year before construction can <br />begin.
