Mr. Swift said all the units are 1,500 square feet and there is only one floor plan for the project. THE PUBLIC HEARING WAS OPENED Galen Grant, 245 Ignacio Valley Boulevard, Walnut Creek, architect for the project, represented the application. He put up a number of renderings for review. He went into great detail in explaining the project design and the changes made since the Design Review Board (ORB) work sessions and ORB hearing. He said they have gone down to 27 units; they have moved the bus stop; they have moved the deceleration lane. He felt that with each unit having a 2-car garage and 2 parking spaces, along with 11 parking spaces for visitors, that parking is adequate. They have now included patio spaces with a hose bib in each back yard which includes one tree for each yard. ~ Mr. Grant taped an overlay to the rendering to show a proposed private driveway. He noted that in order to make room for a 20 ft. private roadway, they are proposing to combine units one and two and shift the rear yard further back. He felt this was an improvement over the previous plan. Mr. Grant discussed the layouts of the garages and street configuration. Commissioner McGuirk discussed the size of the back yards with the applicant. Commissioner Hovingh questioned Mr. Grant as to how residents would get a lawnmower to their back yard if they do not have a side yard entry. Mr. Grant felt there was no reason to need a mower as the yards will basically be about 26 x 12 ft. He would think that residents would simply have small patios with potted plants, etc. Commissioner Hovingh expressed concern that residents would not want to carry leaves and trash through the house to get to the front. Mr. Grant said he has shown this arrangement to staff and indicated they have no problem with this situation. Commissioner Michelotti asked staff if they are in agreement in regard to the elimination of lot 27. Mr. Swift said staff is in agreement with that; however, the applicant is not.
