Mr. Swift said <br />all the units are 1,500 square feet and there is only one floor <br />plan for the project. <br /> <br />THE PUBLIC HEARING WAS OPENED <br /> <br />Galen Grant, 245 Ignacio Valley Boulevard, Walnut Creek, <br />architect for the project, represented the application. He put <br />up a number of renderings for review. He went into great detail <br />in explaining the project design and the changes made since the <br />Design Review Board (ORB) work sessions and ORB hearing. He said <br />they have gone down to 27 units; they have moved the bus stop; <br />they have moved the deceleration lane. He felt that with each <br />unit having a 2-car garage and 2 parking spaces, along with 11 <br />parking spaces for visitors, that parking is adequate. They have <br />now included patio spaces with a hose bib in each back yard which <br />includes one tree for each yard. <br /> <br />~ <br /> <br />Mr. Grant taped an overlay to the rendering to show a proposed <br />private driveway. He noted that in order to make room for a 20 <br />ft. private roadway, they are proposing to combine units one and <br />two and shift the rear yard further back. He felt this was an <br />improvement over the previous plan. <br /> <br />Mr. Grant discussed the layouts of the garages and street <br />configuration. <br /> <br />Commissioner McGuirk discussed the size of the back yards with <br />the applicant. <br /> <br />Commissioner Hovingh questioned Mr. Grant as to how residents <br />would get a lawnmower to their back yard if they do not have a <br />side yard entry. Mr. Grant felt there was no reason to need a <br />mower as the yards will basically be about 26 x 12 ft. He would <br />think that residents would simply have small patios with potted <br />plants, etc. Commissioner Hovingh expressed concern that <br />residents would not want to carry leaves and trash through the <br />house to get to the front. Mr. Grant said he has shown this <br />arrangement to staff and indicated they have no problem with this <br />situation. <br /> <br />Commissioner Michelotti asked staff if they are in agreement in <br />regard to the elimination of lot 27. <br /> <br />Mr. Swift said staff is in agreement with that; however, the <br />applicant is not.
