<br />~ <br /> <br />commissioner Michelotti discussed with Mr. Grant the type of <br />fence planned for the back yards. <br /> <br />Chairman Mahern asked the distance of unit #27 to the property <br />line. Mr. Grant said it is between 10 and 16 ft. <br /> <br />Commissioner Wright asked where the air conditioners will be <br />located. Mr. Grant indicated that as the usual air conditioner <br />for this size unit is about two feet in diameter that there <br />should be ample space in one side of the back yards. He showed <br />an area on the drawing and felt this would not be obtrusive in a <br />back yard. Commissioner McGuirk asked if staff has any concerns <br />about the noise from the air conditioners. <br /> <br />Mr. Swift responded that staff is not concerned; in that part of <br />town an air conditioner is normally not needed. <br /> <br />Mr. Swift pointed out that staff is recommending a soundwall to <br />match the existing soundwall to the north, which was different <br />than that proposed by the applicant. <br /> <br />Commissioner Michelotti asked if the applicant plans to provide <br />fencing for the back yards. Mr. Grant replied that the applicant <br />is planning to install the fences. <br /> <br />Amir Alborzi, 550 S. Winchester Boulevard, San Jose, also <br />represented the application. He said he has reviewed the <br />conditions of approval and feels they are in agreement with staff <br />and that their plan is feasible as presented. <br /> <br />commissioner Hovingh asked Mr. Alborzi if he is agreeable to <br />maintaining the landscaping between the sidewalk and the <br />soundwall. Mr. Alborzi said he has no problem with that as the <br />homeowner's association will take care of that matter. Mr. Swift <br />explained a similar situation is in effect in Hacienda Park and <br />apparently is working all right. <br /> <br />Commissioner Wright discussed with Mr. Alborzi the elimination of <br />lots 1 and 27 in regard to making room for a tot lot. Mr. <br />Alborzi felt the tot lot was simply an extra, whereas the meeting <br />room was more of a necessity. The meeting room is about 20 x 30 <br />ft. and includes restrooms and two showers. Mr. Alborzi said <br />they could incorporate a tot lot if the Commission felt that it <br />was necessary; however, he felt it is a liability to the <br />homeowners. Chairman Mahern commented the reason the ORB felt a <br />tot lot is necessary is because of the project's proximity to <br />Santa Rita Road and the accompanying concern for small children. <br />In addition, the ORB did not wish to give up the meeting room, <br />but to have both features. <br /> <br />Lengthy discussion ensued as to whether a unit should be <br />eliminated to make room for a tot lot. <br /> <br />MINUTES PLANNING COMMISSION FEBRUARY 13, 1991 PAGE 4 <br />
