<br />PUBLIC HEARING WAS CLOSED. <br /> <br />Chairman Wright stated that his previous reservations were eliminated with the installation of <br />the landscaping. <br /> <br />Commissioner Hovingh requested that Condition 5 be amended by changing "said" to "all" <br />landscaping. <br /> <br />Chairman Wright clarified that staff is confident the shrubs will grow quickly enough to <br />serve as screening. Mr. Swift noted the evergreens will not reach maturity for some time, <br />however, the shrubs will grow quickly and soften the look of the modulars. <br /> <br />In response to Commissioner Dove, Mr. Swift advised the shrubs are approximately three <br />feet in height and will grow to approximately ten feet in two years. <br /> <br />A motion was made by Commissioner Hovingh, seconded by Commissioner McGuirk, <br />making the conditional use pennit findings, and approving Case UP-94-69/Z-94-222, <br />subject to the conditions listed in Exhibit B with the following modifications: <br /> <br />Condition 4: second sentence to read: Both modular units shall be removed <br />from the site unless an additional approval is granted. <br /> <br />Condition 5: Substitute "all" for the word "said." <br /> <br />ROLL CALL VOTE <br /> <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Commissioners Dove, Hovingh, Lutz, McGuirk, and Chairman Wright <br />None <br />Commissioner Barker <br />None <br /> <br />Resolution No. PC-94-66 was entered approving Case PUD-94-69/Z-94-222, as motioned. <br /> <br />b. Frank Berlol!:ar <br />Application for a conditional use permit and for design review to allow the construction <br />of an approximately 3,071 square foot house and garage addition to the existing single- <br />family dwelling located at 2200 Vineyard Avenue. Zoning for the property is PUD <br />(Planned Unit Development) - Rural Density Residential District. <br /> <br />Mr. Swift presented the staff report on the application for a conditional use permit to allow <br />garage and living additions to an existing house located at 2200 Vineyard Avenue. This <br />matter was placed before the Planning Commission because this area was recently annexed <br />and prezoned without a development plan stating setbacks, etc. The house sits in the middle <br />of the 50 acre site and is not readily visible to other neighbors.
