American Stores Prooerties <br />Application for design review approval to make varions modifications to the existing <br />Lucky grocery store and retail shopping center resulting in a net increase of 2,960 <br />square feet of building area for the center. Zoning for the property is C-N <br />(Neighborhood Commercial) District. <br /> <br />Mr. Swift presented the application of a design review for modification of the Val Vista <br />Shopping Center to increase the Lucky store by 2,900 square feet. This would entail <br />eliminating some in-line shop space as well as the freestanding store in the comer of the <br />parking lot. The parking lot will be reconfigured, the existing angled parking will be <br />changed to perpendicular parking, and a driveway on both Hopyard Road and West Las <br />Positas will be eliminated. The building architecture will be modified to update the <br />appearance of the shopping center. Staff supports the application with the "Conditions of <br />Approval" as shown in Exhibit B. One proposed change by staff is a recommendation to <br />keep the parking spaces in front of Lucky and the small shops as angled parking to maintain <br />the traffic flow. <br /> <br />In response to Commissioner McGuirk, staff advised that twelve parking spaces will be lost <br />with the use of angled parking. <br /> <br />Chairman Wright clarified that Condition 11 states the service sign letters will be 15 inches <br />in height. He also questioned if Conditions 33 and 34 were necessary because this <br />application is a remodeling project.
