Commissioner McGuirk agrees to the conversion of ten parking spaces into a landscaped
area. Regarding the discussion about the column size, he will defer to the decision of the
designers. He does not feel the reveals are necessary, and the proposed red color is
acceptable. Commissioner McGuirk proposes removing the "Metro 580" name from the
pylon sign's top ornamental piece. He agrees with reducing the overall height of the sign,
although he was unsure how that would impact the visibility of the lower signs.
Commissioner McGuirk supports this application.

Chairman Wright noted reservations regarding the proposed signage program, although he
will concur with the other Commissioners. He does not want the company logos to be larger
than the sign lettering and feels a comprehensive signage program should be instituted for
this project. Furthermore, he would prefer the use of logos on the pylon sign and no logos
be incorporated in the building signs. Chairman Wright concurs with Commissioner
Hovingh regarding the elimination of the Metro 580 on top of the pylon sign as well as
reducing its height to 30 feet. He also concurs with Commissioner McGuirk with keeping
the columns and facia as designed. Chairman Wright feels the construction hours of 8 a.m.
to 5 p.m. are too restrictive and would prefer to change the hours to 7 a.m. to 8 p.m. He
would also like to incorporate into Condition 5d that all traffic lanes have red painted curbs.

Regarding Conditions 5e and 21 and cart collection areas, Mr. Swift advised Condition 5e
could be deleted.

Commissioner Lutz supports the project as described.

Commissioner Barker agrees to the 30 foot height maximum and keeping the Metro 580 logo
on the pylon sign. She will also defer to the architect's color choices. Commissioner Barker
does not oppose the use of logos on the rear wall sign age.

A discussion ensued regarding the use of logos, their size, and where they should be placed,
with all Commissioners having a slightly different view of what should be utilized.
Commissioners McGuirk and Barker and Chairman Wright feel the Metro 580 logo should
remain on the pylon sign and five feet of height be removed from the bottom of the sign.

A motion was made by Commissioner McGuirk, seconded by Commissioner Hovingh,
recommending approval of Case PUD-85-8-7D subject to the conditions listed in Exhibit
B with the following modifications:

Remove the 580 Metro logo from the pylon sign, maximum height to be 30 feet
and maximum width to be 14 feet.

Six tenant names (including Wal-Mart) shall be allowed on the pylon sign.

Sign placement on the rear wall to be as symmetrical as possible taking into
consideration the proposed landscaping.

Planning Commission Minutes

Page 5

November 9, 1994

-
