~

Referring to staffs recommendation to reduce the size of the main building columns, Mr.
Giannini advocates keeping them as designed and will discuss this with staff. He referred to
staffs recommendation to add another step in the facia and suggested adding a reveal or
changing the paint color to achieve the same affect.

In response to Commissioner Hovingh, Mr. Cannon, the city's architectural consultant,
advised that the 600 feet of building abutting the freeway is a longer-than-normal building
length, but he feels that trying to jog or break it up may make it more noticeable and less
functional than by keeping it simple. He believes upgrading the front facade is a more
appropriate allocation of the project's money.

In response to Chairman Wright, Mr. Cannon feels that splitting the arches creates a more
friendly atmosphere to the customer, and trying to achieve the same affect by use of
color/paint will not achieve the same impact. He advised that this recommendation is not an
expensive modification.

In response to Commissioner Barker, Mr. Cannon advised that he does not care for the
proposed color of red. Staff advised that the Commission can change the red color; staffs
recommendation was a deeper burgundy color. Chairman Wright proposed holding off
approval of the Center's color scheme until the tenants' sign colors are known in order to
avoid a conflict in color schemes. Staff did not consider that an option because the Center's
tenants will be change periodically, which is why staff recommended a deeper red tone.

Commissioner Barker questioned the speaker about the symmetry of placing the rear wall
signs. Mr. Blake stated the original idea was to equally space the signs along the length of
the rear wall, however, staff has indicated the signs would be equally spaced on the
buildings. Mr. Blake does not have a preference regarding the sign placement. He also
advised the tenants' signs use the primary colors of red, green, yellow, and blue.

Commissioner Hovingh supports removing the Metro 580 logo from the pylon sign. He
inquired if hypothetically one of the major anchors left and the building was split into several
smaller units, how would that be incorporated on the pylon sign. Mr. Blake was unsure how
it would be handled, believing the Planning Commission would have the final approval in
such a situation.

PUBLIC HEARING WAS CLOSED.

Commissioner Hovingh will approve the signage program, however, he would like to
eliminate the Metro 580 logo from the top of the pylon sign, reduce the overall height from
35 feet to 30 feet, and the width to be no more than 14 feet. He prefers to have only five
tenant signs (without the use of their logos) on the pylon sign. Commissioner Hovingh feels
the project is good and supports the project.

Planning Commission Minutes

Page 4

November 9, 1994
