<br />Commissioner Hovingh inquired if in the scope of this project some pressure could be <br />applied to the BMW facility to comply with signage guidelines. Mr. Beougher advised there <br />was nothing within the City's scope that could be done. <br /> <br />In response to Commissioner Barker, Mr. Swift advised that the Code allows for up to 40% <br />of the a parking lot to be designated for compact cars. <br /> <br />In response to Chairman Wright, Mr. Swift advised a continuous band will be placed <br />between the dark colored split face block around the bottom of the building and the field of <br />smooth block and accent block area around the top of the building. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Brad Blake, Spieker Properties, 6000 Stoneridge Mall Road represented this application. <br />Mr. Blake stated this project has been in the development phase for several months before <br />presenting it to the City. A mix of tenants proposed for the Center are considered category- <br />dominant specialty stores, ranging in size from 15,000 to 40,000 square feet. None of the <br />proposed tenants are currently in the Tri- Valley area. Mr. Blake stated he believes the <br />design is both attractive and functional, and thanked Mr. Cannon for his input. <br /> <br />The speaker stated the proposed tenants consider signage to be of the utmost importance and <br />are interested in this location because of the freeway visibility. When the development plan <br />for Wal-Mart was approved the number of tenants was not known, therefore, the applicants <br />are requesting an additional sign panel on the pylon sign. Mr. Blake advised the proposed <br />tenants' signs do not fit in the typical strip center signage using all capital letters. The <br />applicants are asking for some latitude to accommodate the tenants logo signs. Also, they <br />wish to have the "Metro 580" logo on the street-level monument signs, not necessarily on the <br />pylon sign. <br /> <br />Finally, Mr. Blake advised that the tenants are projecting to be in the new center by the end <br />of 1995 (otherwise they may find other quarters), and he urged the Commission's approval <br />so this project can go forward as soon as possible. Mr. Blake also advised that they are in <br />agreement with the "Conditions of Approval" with a few minor points that they feel they can <br />work out with staff. <br /> <br />Robert Giannini, DES Architects, 399 Bradford Street, Redwood City, advised that the <br />center was designed for medium-sized store fronts, and their goal was to use interesting <br />architecture by using strong geometric shapes. He described the buildings and the <br />architectural concepts used. Mr. Giannini noted the proposed colors match or harmonize <br />with those used for Wal-Mart.
