PUD-81-30-57D. Balch Enterprises. Inc. for Red Bear. Inc. <br />Application for development plan approval to construct an approximately 21,272 square <br />foot office/warehouse building located at 5955 Coronado Lane (Lot 21C, Hacienda <br />Business Park). Zoning for the property is PUD (Planned Unit Development) - <br />Industrial/Commercial/Office District. <br /> <br />Mr. Swift presented the staff report recommending approval of the development plan for Red <br />Bear Inc. and Balch Enterprises to construct an approximately 20,000 sq. ft. single story <br />office/warehouse facility within Hacienda Business Park. Mr. Swift commented this building <br />will be one of the nicest looking buildings in the business park. <br /> <br />Commissioner Hovingh inquired if the landscape plans had been reviewed by staff, which he <br />was assured they had been. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Mark Sweeney, 4309 Hacienda Drive, stated on behalf of Red Bear Incorporated, they have <br />read and approve of the staff report and its conditions. His presentation was limited to <br />addressing any questions from the Commission. <br /> <br />Mike Madden, Red Bear Inc., responded to Chairman Wright's question concerning their use <br />of roll-up doors. They have a need for storage, as well as greater flexibility for future uses. <br /> <br />Commissioner McGuirk inquired why there was a need for on-site oil/grease interceptors <br />(Condition 9). The applicant stated no mechanical work would be done on site. Mr. Higdon <br />advised the interceptors are a requirement for all parking lots to pretreat storm water run off. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Chairman Wright concurs that the building is well designed and is a very good looking. <br /> <br />A motion was made by Commissioner McGuirk, seconded by Commissioner Lutz, <br />recommending approval of Case PUD-81-30-57D subject to the conditions listed in <br />Exhibit B. <br /> <br />Planning Commission Minutes <br /> <br />Page 7 <br /> <br />September 28, 1994 <br />
