MATTERS CONTINUED FOR DECISION
There were none.

{. PUBLIC HEARINGS

L UP-94-47. Pleasant on Communitv Church
Application to modify the conditional use permit for an existing church by relocating
Sunday school classrooms and church offices from 4455 Stoneridge Drive to the second
floor of the building located at 4439 Stoneridge Drive. The subject property, Stoneridge
Office Center, is located at the southeast corner of Stoneridge Drive and Santa Rita
Road. Zoning for the property is PUD (Planned Unit Development) - I (Industrial)
District.

Continue to 10/12/94.

b.... UP-94-60. Interstate Nuclear Services. Corp.
Application for a conditional use permit to allow the continuation of the Interstate
Nuclear Services use at 65 Ray Street. Zoning for the property is C-S (Service
Commercial) District.

Mr. Swift presented the staff report for a conditional use permit to allow the continued
operation of Interstate Nuclear Services (INS) at 65 Ray Street. This company is now in the
category of nonconforming uses and must apply for a conditional use permit to continue
operations. Mr. Swift advised that INS had applied for a conditional use permit before the
City Council determined a permit was needed, and they are also in the process of closing
their operations, anticipating leaving this site sometime in November. Once INS has vacated
their facility, there will be a decommissioning (site clean-up) of the site for low-level
contamination, which may take up to six months to complete.

Mr. Swift advised that this conditional use permit application addresses two issues: (1)
conditions for continuing operations at the site, and (2) the conditions for the
decommissioning of the site. Staff believes a key issue not satisfactorily addressed is INS'
hours of operation. INS stated the next two months williJea heavy use period and proposed
a plan whereby they would only operate the noisy aspects of their operations from 7 a.m. to
7 p.m., however, they are also requesting that other operations be able to be performed
starting at 4 a.m. and ending at 10 p.m. Even though this is an improvement in previous

Planning Commission Minutes

Page 2

September 28, 1994
