Z-94-172. Frank Auf Der Maur. Konrad Rickenbach. and Diablo Auto Bodv. <br />Inl:... <br />Application Cor design review approval for a 7,000 square foot single-story commercial <br />building on a 0.66.:1. acre lot located on the southwest corner of Bernal Avenue and <br />Utah Street. Zoning for the property is PUD (Planned Unit Development) - C-S (Service <br />Commercial) District. <br /> <br />Mr. Swift presented the staff report on case Z-94-172 for a 7,000 sq. ft. building to be <br />constructed on Bernal Avenue in the Stanley Business Park. Staff is pleased with the <br />proposed architecture, and thought has been given to adequate parking for possible future <br />retail business. The applicant has redesigned the landscaping after staff expressed concern. <br />Staff is recommending approval of the application subject to the attached conditions in <br />Exhibit B. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Frank Auf Der Maur, 4482 Pleasanton Avenue, represented this application and distributed <br />new civil and landscape plans to the Commissioners. He stated his concurrence with all <br />conditions of approval. Mr. Auf Der Maur stated the changes in the plans include increased <br />landscaping along Bernal Avenue, added a landscape strip at the southwest comer, and added <br />four tree wells along the western property line behind the building. In response to <br />Commissioner Hovingh, the speaker advised that two parking spaces were lost due to the <br />increased landscape plans, however, the required 23 parking spaces were maintained. <br /> <br />Commissioner Dove inquired how the speaker envisioned the traffic flow. Mr. Auf Der <br />Maur advised that the Bernal entrance will be the primary entrance. Traffic heading north <br />on Bernal would either turn left onto Utah or make a U-turn on Bernal and enter off Bernal. <br />There will be one-way traffic flow on the Bernal side of the building. <br /> <br />Commissioner Barker feels the Utah entrance should be made larger to mitigate possible <br />safety problems for cars being rear-ended on Bernal when negotiating the right hand turn into <br />the applicant's parking lot.
