<br />~ <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Allan Pinn, Pinn Brothers Construction, 1475 Saratoga Avenue, San Jose, advised of his <br />agreement with the staff report and conditions of approval. <br /> <br />In response to Commissioner Barker, Mr. Pinn stated he has not officially contacted the <br />School District, although this funding procedure is standard throughout the State. He agreed <br />to have an agreement with the School District at the time of the final map. <br /> <br />Kathleen Welker, 2525 Glen Isle Avenue, was not in opposition to this application, however, <br />she was curious if there would be a Homeowner's Association which could help alleviate <br />traffic problems. Mr. Beougher stated a Homeowner's Association is not needed when there <br />is no common property to be maintained. He advised that Ms. Welker's concern over long- <br />term parking would be a matter handled by the police department <br /> <br />Mr. Pinn stated that the front yards would be landscaped as the homes are sold. He also <br />advised there would be no CC&R's. <br /> <br />PUBUCHEARINGWASCLOSED <br /> <br />Commissioner Hovingh inquired about Condition 8, Cultural Resources Assessment. Staff <br />advised that it had been addressed in the PUD, outlining two options available to the <br />developer regarding the appropriate measures for archaeological sites. Commissioner <br />Hovingh is opposed to Condition 9d requiring gridded windows. He also feels the City <br />should maintain half of the soundwall, on the premise that neighbors share in the <br />maintenance of their fence, so then the City should act as the other "neighbor" in this <br />instance. <br /> <br />Chairman Wright stated he concurs with the deletion of Condition 9d requiring gridded <br />windows, feeling they do not enhance the houses architecturally. <br /> <br />Commissioner Hovingh motioned, seconded by Commissioner McGuirk, finding that the <br />proposed rezoning to the PUD-LDR district on the Dawes properties is cousistent with <br />the Stoneridge Drive Specific Plan and the Pleasanton General Plan, and recommending <br />approval of the proposed rezoning to the PUD-LDR district on the Dawes properties as <br />shown in Exhibit "G." <br /> <br />ROLL CALL VOTE <br /> <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Commissioners Barker, Hovingh, Lutz, McGuirk, and Chairman Wright <br />None <br />None <br />None <br /> <br />Planning Commission Minutes <br /> <br />Page 11 <br /> <br />September 14, 1994 <br /> <br />II <br /> <br />. <br />
