<br />!l. PUD-80-1S-SD-SM. Color Tile and Camet <br />Application for a major modification to PUD-80-1S-SD (Pleasant Village) to add 363 <br />square feet by relocating the storefront, to add a 1,470 square foot mezzanine area, to <br />install a new tenant sign, to remove the planter, and to allow loading through the rear <br />doors in the Public Service Easement at the back of the building. These improvements <br />would be located in Suite C (6700 Santa Rita Road). Zoning for the property is PUD- <br />Commercial District. <br /> <br />Continued to 9/28/94. <br /> <br />e. PUD-91-1S-1M. Bettv.T. Dawes/Finn Brothers Construction <br />Application for 1) a major modification of an approved PUD development plan to allow <br />46 small-lot single-family detached units on an approximately 6.6 acre site in lieu of 48 <br />paired single-family units (duets) previously approved; and 2) rezoning to the PUD <br />(Planned Unit Development) - WR (Low Density Residential) District and development <br />plan approval for one single-family detached unit on a 1.44 acre site and one existing <br />single-family detached house on a 0.98 acre site to conform to the Stoneridge Drive <br />Specific Plan. The subject properties are located southeasterly of Stoneridge Drive at <br />the intersections of Glen Isle Drive and Newton Way and are presently zoned PUD <br />(Planned Unit Development) - MDR and HDR (Medium and High Density Residential) <br />District. <br /> <br />Mr. Swift presented the staff report for a modification to a previously approved PUD that <br />would allow 46 single family detached units instead of 48 paired single-family units (duets). <br />The application is asking for a modification to the site development plan, building elevations, <br />and redesign of the circulation pattern, as well as a change in zoning of the remaining one <br />acre site that is still held by the Dawes Family to LDR (Low Density Residential). <br /> <br />Mr. Swift advised that Condition 12f has been modified as follows: <br />Lots II and 24 will not be single story <br />Lot 25 will be a single story <br />Staff proposes that two lots between Lots 27 and 33 shall be one story units. <br /> <br />In response to Commissioner Barker, Mr. Swift advised that the street name will be changed <br />in the final plans. <br /> <br />Regarding Condition 3, Commissioner Hovingh inquired if the School District funding is to <br />be in place prior to approval of the final map or at issuance of building permits. Mr. Swift <br />advised to strike the words "approval of final map" so the complete sentence reads: "The <br />method and manner for the provision of these funds and/or facilities shall be approved by the <br />City and in place prior to issuance of building permits." There was discussion concerning <br />whether the agreement would be in place at the approval of the final map or at the issuance <br />of building permits.
