<br />~ <br /> <br />Dan Reid, Western Devcon, 9624 Paseo Montri2, San Diego. Mr. Reid advised they have <br />reviewed the staff report and agree with the analysis of the project. They also agree with the <br />staff findings and conclusions and accept all the conditions of approval. Mr. Reid thanked <br />the Planning Department for their cooperation with the final solutions to design problems. <br /> <br />Gene Cipparone, 9645 Granite Ridge Drive, San Diego, is the project architect. He <br />presented a rendering of the building design. He described the building as being an off-white <br />color and is highlighted with blue glass. There are reveals and medallions around the <br />perimeter of the building. The medallions will be painted in the corporate red color. A <br />trellis will be placed around the front of the office entrance. The front of the building faces <br />the intersection and has a plaza in the front, giving a park-like look to the front of the <br />building. Mr. Cipparone stated the lower three or four feet of the building wall will be a <br />darker gray color. Mr. Swift stated staff felt the reveals should be first painted with the field <br />color to see if there is enough shadow and contrast. If not, they would have to be painted <br />another color. <br /> <br />Chairman Wright inquired if the building would create screening for the building roof-top <br />equipment. Mr. Cipparone stated they intended to use the slope of the roof to hide and mask <br />the equipment. Chairman Wright asked what they proposed for downspouts. Mr. Cipparone <br />stated they intended to attach the downspouts to the outside of the building. Chairman <br />Wright would like to have the downspouts incorporated within the building walls. <br /> <br />Chairman Wright inquired if the east wall would be a straight wall until the building addition <br />is built. Mr. Cipparone stated the building will always meet the guidelines of Hacienda <br />Business Park, and he stated the agreement with the Planning Department is to develop a <br />landscape plan to offset the flatness of the wall for the time period until the building addition <br />is constructed. He indicated the expansion area will be graded final and perhaps paved or <br />turfed. <br /> <br />Chairman Wright stated he could support the use of a rubber bumper strip in the loading <br />dock area. Regarding the lighting of the loading dock, he inquired how much night-time <br />lighting would be on the southerly elevation. Mr. Cipparone stated that particular loading <br />area would be used minimally. <br /> <br />Commissioner Dove inquired if there are only two entrances for both trucks and cars. Mr. <br />Cipparone stated there was a driveway off of Gibraltar and also a corporate entry off of <br />Gibraltar. <br /> <br />Commissioner McGuirk was advised that the landscaping depicted on the rendering was not <br />an accurate reflection of the proposed landscaping. <br /> <br />Commissioner McGuirk inquired whether the trees would grow so tall they would not be <br />screening the building.
