<br />~ <br /> <br />d. PUD-81-30-S6D/UP-94-4S. UnisoUl'ce (Ako Standard COl'Doration/Prudential <br />Insurance Company) <br />Application to construct a single-story, 535,000 square foot regional headquarters and <br />warehouse/distribution facility for Unisource to be located at 4225 Hacienda Drive (Lot <br />10) in the Hacienda Business Park. Zoning for the pl'opel1y is PUD (Planned Unit <br />Development) - Industrial/Commercial-Office District. <br /> <br />Mr. Swift presented the staff report on the development plan approval and conditional use <br />permit application for Unisource to construct and operate a headquarters and warehouse <br />distribution facility in Hacienda Business Park. This is a significant project for Hacienda and <br />the City. This report describes the building design, and staff has resolved all issues with <br />Unisource with respect to design and function of the building. Staff recommends approval of <br />this application subject to the conditions attached in Exhibit B. <br /> <br />Commissioner Wright inquired about the five foot easement on the north property line. Mr. <br />Swift stated that the north boundary will have a combination wall and fence two feet from <br />the parking lot. Unisource is proceeding to secure the five foot easement in order to be able <br />to landscape all ten feet at one time. <br /> <br />In response to Commissioner Barker, Mr. Swift advised that the warehouse parking ratio is <br />one space for every 500 square feet, which is a fairly high parking requirement. Hacienda <br />guidelines allow the City to look at site-specific use to determine the actual parking demand. <br />The amount proposed in this application exceeds Unisource's actual parking demand. For a <br />future use, additional parking can be added on the north boundary. <br /> <br />Commissioner McGuirk inquired if it is an option for Unisource to build additional storage <br />buildings for storage. Mr. Swift advised they are not at the 60% FAR so they could build <br />storage buildings, however, Unisource has stated that they do not intend to store material <br />outside of the building. In the future if they decide to store materials outside, that <br />application would have to come before the City. <br /> <br />Regarding Condition 21, Commissioner McGuirk clarified that if Unisource moves out, this <br />condition applies to the next building owner. Mr. Swift advised that the condition is attached <br />to the land. <br /> <br />Chairman Wright noted he had a conversation with Mark Sweeney in which Mr. Sweeney <br />indicated that Unisource had agreed to only use the Hacienda exit for their trucking routes. <br />Mr. Swift stated they could use either Hacienda or Gibraltar to get to the loading dock area. <br /> <br />PUBLIC HEARING WAS OPENED <br />Mark Sweeney, 4309 Hacienda Drive, stated that Prudential is very pleased with the building <br />design and their negotiations with Unisource. Mr. Sweeney noted that this transaction is a <br />purchase, not a lease situation, and that Unisource is investing millions of dollars in this <br />facility. <br /> <br />Planning Commission Minutes <br /> <br />Page 6 <br /> <br />August 31, 1994 <br />
