<br />Commissioner Michelotti inquired if the applicant could reduce the garage area and use the <br />house as originally intended. The applicant stated the rental house is not needed for a <br />financial offset, although he already has it leased. He is also agreeable to making the garage <br />area smaller. Mr. Grimes stated his perception that Mr. Iserson indicated that renting house <br />would be to his favor. <br /> <br />Commissioner Mahern inquired if there was a separating wall between the applicant's portion <br />of the garage and that used by the rental property. Mr. Grimes stated there is no wall <br />between the garage spaces, although he is willing to construct one if it would help in <br />approving his application. <br /> <br />Commissioner Michelotti clarified to the applicant that by granting his conditional use permit <br />allows anyone in the landscaping business being able to pursue a conditional use permit in <br />the downtown area. <br /> <br />Mr. Grimes stated he has tried to be up front with the neighbors and with the City. <br /> <br />Jeff DeBernardi, 207 Spring Street, is adjacent to the proposed property and supports the <br />improvements proposed by Mr. Grimes. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Mr. Iserson clarified the confusion about the house being an office or a rental. He didn't <br />intend to mislead the applicant; he was seeking to balance the square footage of office to <br />garage space to be able to classify the application use as an office. He thought that <br />Mr. Grimes would submit a plan with a much larger office space in the new building, so that <br />the use could be classified as an office with ancillary storage. <br /> <br />Responding to Commissioner Michelotti, Mr. Iserson stated the garage would not be very <br />visible at the street level. <br /> <br />Commissioner Wright commented that the Commission should not look at the square footage <br />issue as much as will this category be allowed. Other conditional uses don't have conditions <br />put on them as to the amount of square feet allocated to office and storage areas. <br />Commissioner Wright feels this type of business should be allowed a conditional use permit, <br />and staff should follow up on the conditions. He also feels the garage area is "protected <br />parking" for his equipment which is used on a daily basis. He also feels that this application <br />is similar enough to other conditional uses in the C-C district (such as sheet metal shops and <br />janitorial services and supplies) to allow the application in this category. <br /> <br />Commissioner Michelotti feels there are other more suitable areas for this type of business in <br />Pleasanton. <br /> <br />Planning Commission Minutes <br /> <br />Page 14 <br /> <br />April 13, 1994 <br />
