<br />Commissioner Mahern clarified that the house is to remain a residence and all business <br />operations would be conducted out of the garage. <br /> <br />Commissioner Wright inquired of staff if landscape businesses should be a new category and <br />would the applicant have to come back for a use permit. Mr Iserson stated staff would have <br />to prepare a code amendment, but the applicant would probably be able to have their use <br />permit processed simultaneously with the code amendment, conditioned that the City Council <br />may not approve the code amendment. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Steve Grimes, 501 Burger Court, representing his application, stated he has lived in <br />Pleasanton for about 15 years and is active in the community. He has been in business for <br />about 12 years. The applicant spoke to all the neighbors and has received their support. <br />The Valley Times is pleased to see the adjoining property would be occupied. Mr. Grimes <br />expressed his intent to operate a business that the City would be pleased to have. <br /> <br />Leah Jones, P.O. Box 262, is a local real estate agent. Ms. Jones feels the use of the word <br />"storage" in the staff report should be replaced with the word "parking," making more clear <br />the intent of Mr. Grimes' business. During an inspection of the property with City staff on <br />March 31 st, a question arose if it would be beneficial if the applicant kept the house as a <br />rental and put the office in the garage. Staff felt that proposal would be helpful. At that <br />time, Mr. Grimes changed his plans. Ms. Jones stated they do not want to appear as if they <br />are constantly changing their minds, but after thoroughly inspecting the existing sheds, <br />Mr. Grimes determined they were too dilapidated and needed to be removed. <br /> <br />Ms. Jones reviewed all the businesses along Spring Street, as well as indicating those <br />businesses with outdoor storage. She reiterated that Mr. Grimes will not be storing or <br />warehousing any equipment or landscaping material. Ms. Jones supports the approval of this <br />application. <br /> <br />Commissioner Michelotti inquired of the applicant why his proposal changed from using the <br />house for an office to using the house as a rental. Mr. Grimes stated that after he negotiated <br />with the property owner, he approached the City concerning their requirements. While <br />proceeding with the City's permit process, he then walked through the property and found <br />the sheds had too many code violations as well as being too dilapidated to keep. Therefore, <br />the sheds would have to be removed. After talking with contractors, he then submitted the <br />plans for the garage and office to staff. He has agreed with the City to lay down asphalt, <br />agreed to landscaping for neighbors, and suspects that within a matter of two months of <br />getting the property, his garage will be built and the asphalt will be installed. <br /> <br />In response to Commissioner Michelotti, the applicant feels that 1500 sq ft. is a reasonable <br />amount to park trailers and tools. <br /> <br />Planning Commission Minutes <br /> <br />Page 13 <br /> <br />April 13, 1994 <br /> <br />- <br />
