<br />In response to Commissioner Michelotti, Mr. McClure stated his belief that peaked-roof <br />carports interfere with visibility as well as having a higher cost versus flat roof carports. He <br />stated the proposed carports are the end result of discussions with Staff. <br /> <br />In response to Commissioner Michelotti, Mr. McClure stated the rents are as follows: <br /> <br />Very Low Income <br /> <br />Low Income <br /> <br />Moderate Income <br /> <br />1 bdrm <br />2 bdrm <br />3 bdrm <br /> <br />448 <br />535 <br />615 <br /> <br />546 <br />653 <br />751 <br /> <br />725 <br />950 <br />lloo <br /> <br />These rents are approved by the Tax Credit Allocation Committee and will be adjusted <br />annually based on cost of living, etc. <br /> <br />In response to a question from Commissioner Hovingh, Mr. Ivolitch stated that, even if <br />Junipero was extended, they would not construct an entrance into their project from Junipero. <br /> <br />Commissioner Michelotti inquired if the cluster unit in the corner had the proper setback. <br />Mr. Ivolitch stated there is an 8 foot setback to the fence and there are 23-24 feet to the <br />building. Mr. Ivolitch also stated they had originally tried to skew the units similar to the <br />rest of the project, but were unable to do so in the final plans. <br /> <br />In response to Commissioner Finch, Mr. Ivolitch stated the final design of the carports was <br />not complete. There will be downspouts incorporated in the overall design to mitigate <br />drainage problems. This will be addressed at a later date. <br /> <br />Chairman McGuirk inquired if the project would be in need of CC&R's. Mr. McClure <br />stated the lease agreement is very specific concerning tenant restrictions and responsibilities <br />and felt no CC&R's were needed. <br /> <br />Commissioner Michelotti inquired of the applicant how the 21 guest parking spots would be <br />controlled. Mr. McClure stated the parking control will be overseen by house management. <br /> <br />Commissioner Michelotti inquired of Mr. McClure if a low-income person could take <br />advantage of a medium rent unit. Mr. McClure stated it would be possible, and it has been <br />done in other projects. <br /> <br />In response to Chairman McGuirk, Mr. McClure advised that no car repair work will be <br />allowed in the carports. <br /> <br />In response to Commissioner Hovingh, Mr. McClure stated the design intent of using three <br />levels of elevation was to avoid a "solid wall" look from Case Avenue. <br /> <br />Planning Commission Minutes <br /> <br />Page 8 <br /> <br />February 23, 1994 <br />
