<br />has analyzed the situation and feels the level of service would still be functionable after the <br />completion of this project. <br /> <br />Mr Swift advised that staff wishes to modify: <br /> <br />Condition 14 to state the carwash area shall be located in the II southeasterly <br />quadrant. " <br /> <br />Condition 16: strike the words "relocated to the main driveway" and add.. . shall be <br />"covered. Two other parking spaces may be uncovered." ... <br /> <br />Chairman McGuirk asked staff if the process of the priority system for renting the low- and <br />very low-income units was that all applicants fulfilling Priority #1 would be granted approval <br />before those fulfilling Priorities #2 - #4. <br /> <br />Commissioner Michelotti inquired if a low income family would be able to occupy (if <br />financially able) a unit in the "median" range. Mr. Swift stated he was unsure if that would <br />be allowed, although that option is available to tenants of Ridgeview Commons. <br />Commissioner Michelotti stated she would like to see that option available for low-income <br />families in the project. Mr. Swift advised there is no intention to give preference to low- <br />income families to rent the median or moderate units; however, the details have not been <br />finalized. <br /> <br />Bill McClure, A.F. Evans Company represented the application. Mr. McClure gave an <br />overview of the A.F. Evans Company, stating they had recently completed 175 units in San <br />Francisco and 325 units in Oakland. He stated all of their projects have some type of <br />affordability built into them. <br /> <br />Project architect, George Ivolitch gave a brief presentation of the project's design. He stated <br />the site lines keep the future extension of Junipero intact. The project has approximately <br />seven clusters of units surrounding a central recreation/pool area. Each cluster courtyard has <br />its own unique design. There will be a variety of building elevations, mixing one, two and <br />three story units. <br /> <br />Commissioner Wright inquired why the project includes RV parking. Mr. Ivolitch stated that <br />RV parking had been proposed as a needed or desired amenity for a family project. <br />Commissioner Wright stated he would rather see the RV parking turned into regular parking. <br />Commissioner Hovingh would like to keep the RV parking to mitigate people parking their <br />RVs on the street. Chairman McGuirk stated that from past experience there are problems <br />associated with noise, etc. with RV parking. He feels the location might become a problem <br />being so close to Ridgeview Commons.
