<br />designed to be a four lane road with a left-hand turn pocket and parking, staff feels an <br />emergency vehicle could get in and out under any circumstance. <br /> <br />In response to Commissioner Michelotti, Mr. Higdon stated the emergency access road is <br />designed to support a fire truck. Further, it would be used only if Case Avenue was <br />completely blocked. The basic emergency vehicle could negotiate the turns, though Mr. <br />Higdon doubted a large ladder truck would be able to negotiate the turns. <br /> <br />Commissioner Finch commented that the plans for the carport are incomplete. He feels a <br />condition should be placed on the project to require the carport to have adequate drainage. <br /> <br />Commissioner Wright stated that he does not support RV parking for a low-income project. <br />He would like to see the RV parking made into additional guest parking. Commissioner <br />Michelotti feels that since this is a mixed income project, the Commission should address <br />whether RV parking is appropriate. Mr. Swift advised the Gateway project was approved <br />with a car wash area, RV parking, and boat storage. The boat storage and car wash areas <br />generated loud music and had to be relocated. Staff recommends the car wash facility be <br />moved to the southeast quadrant of the project. <br /> <br />Mr. Swift advised that RV parking is not usually an amenity associated with this density of <br />housing and does not exist in the high density housing in North Pleasanton. <br /> <br />Commissioner Hovingh suggested Condition 3 should state "boats, trailers, and RVs" are <br />prohibited from being parked on the site. Mr. Swift stated Pleasanton doesn't have a <br />restriction for RV parking, although they must be moved every 72 hours. <br /> <br />In response to Chairman McGuirk, the Commission agreed to delete the RV parking from <br />this project. The space is to be for additional guest parking (Condition 18). <br /> <br />Commissioner Michelotti stated her concern for the overall safety of the project, the <br />students, and senior citizens. Mr. Higdon stated there are no known instances of an <br />emergency vehicle not having access to Case Avenue. Commissioner Michelotti would like <br />to see Junipero extended, although she feels the City is not in a position to spend $1 million <br />nor does she feel the developer should have to spend $1 million to construct the extension. <br />With the police station being so close, Commissioner Michelotti feels there will be adequate <br />force to direct traffic in case of an emergency. <br /> <br />Commissioner Michelotti believes the project has good management and will therefore be <br />successful. She supports the project, although she would like the City to make a concerted <br />effort to set a time frame for the extension of Junipero. <br /> <br />Commissioner Hovingh supports the project, though he feels it may not be the best use of the <br />resources. He feels the project won't have as much impact on Case Avenue as does <br />Pleasanton Middle School.
