<br />Condition 4: Add the words that the . applicant shall be responsible for its prorata share of <br />any future mitigations,. thereby all future owners of the 32 acre site will share in the cost of <br />future intersection modifications. <br /> <br />Condition 20A: Make staff recommendations consistent with the conditions of approval and <br />the width of the sign be no more than a maximum of 14 feet. Lots 58A and 56C are planned <br />to have pylon signs. <br /> <br />The Commissioners indicated they had met with Mr. Sweeney. <br /> <br />Bob Karn, Bissell & Karn, Stoneridge Drive, spoke regarding the location of the site and the <br />entry statement made by the landscaping of the parking lots, and showed a color rendering of <br />the site. Mr. Karn stated that this store will not have a grocery store, and is designed with <br />the ability to expand 30,000 sq. ft. without making any changes to the site plan if and when <br />demand necessitates a larger store. Mr. Karn gave an overview ofWalmart's history, <br />principles of customer satisfaction, employee teamwork, and their commitment to the <br />community. There are over 1900 Walmart stores, 40 of which are in California. The <br />proposed store would have approximately 260 employees, 65% full time and 35% part time, <br />with a complete benefit package offered to all employees. <br /> <br />In response to Commissioner Hovingh, Mr. Karn stated the proposed row of trees on the <br />south side of the building will be removed to make room for a future expansion. Depending <br />~ on the timing of the expansion, the trees would either be transplanted or replaced. <br /> <br />Commissioner Hovingh questioned Mr. Karn about the median salary to be paid. Mr. Karn <br />did not know, but stated that Walmart will do an in-depth study of current wages in this area <br />for similar work and will pay the same or slightly higher. They will not grossly overpay <br />their employees. Furthermore, Walmart will aggressively advertise locally and interview <br />locally so that local residents will have the best opportunity to be hired. However, store <br />managers are not hired locally, they are brought to the area from another store where they <br />have worked through the management process. <br /> <br />Commissioner Hovingh is concerned about the shortage of housing in Pleasanton for people <br />receiving the salary range given at such stores as Walmart or K-Mart. He doesn't think the <br />Walmart Company would want their employees commuting long distances to their jobs in <br />Pleasanton. Mr. Karn stated that Walmart will hire their people at the going rates, as well as <br />offer them a good benefit package. <br /> <br />In answer to Commissioner Mahern, Mr. Karn stated that the national average of sales is $30 <br />million per store per year, and there is every reason to believe that Pleasanton will meet or <br />exceed the national average.
