<br />~ <br /> <br />S&. <br />Application for a major modification to the governing Hacienda usiness Park PUn's <br />to: 1) modify the site development standards contained within T ble B-1 of the Park's <br />Design Guidelines to increase the flexibility of the buDding type c nstrocted on any lot <br />and to reduce the off-street parking requirement; 2) change the nd use designation for <br />about 130 acres to allow either office or commercial uses; 3) e certain conditions <br />of Ordinance No. 1325 to modify the traffic requirements for fu re development <br />proposals; and 4) modify the existing development agreement to rovide for other <br />infrastnIcture. The proposed project would involve 30 separate I ts located within the <br />Hacienda Busin~ Park. The zoning for this property is PUD ed Unit <br />Development) - I1C-O (lndustriaVCommercial- Office) District. negative declaration <br />has been prepared for this project and will be considered at this earing. <br /> <br /> <br />Mr. Swift presented the staff report recommending approval of Case PUD-81-3D-27M1PUD- <br />85-8-9M subject to the conditions of the staff report. <br /> <br />Commissioner Wright commented in regard to sewer capacity for th site. He asked if the <br />application is conditioned for low-flush toilets and low-flow shower eads. Mr. Swift replied <br />the application is not conditioned that way, but low-flush toilets and ow-flow showers are <br />normally installed in new projects. At this time there is no conditio of approval to install <br />anything else over and above what is required by the Uniform Build s Code. However, he <br />noted that landscaping is conditioned to be water-conservative. <br /> <br />Commissioner Mahem questioned Mr. Swift in regard to traffic mod fications. Mr. Swift <br />stated that there is a $1 million cap for unforeseen traffic improvem ts in Hacienda Business <br />Park and Hacienda must pay their pro-rata share of that amount. At least another $3 million <br />exists in the North Pleasanton Improvement Streets Assessment Dis ct which the property <br />owners in North Pleasanton have agreed to allow the City to use tho funds to make street <br />improvements within the service district to make sure Level of Servi E is not reached. <br /> <br />Commissioner McGuirk said he is trying to get a feel for what some of the development <br />might look like if the new zoning were to go through with the Mix <br />Commercial/Retail/Office. He asked if there is any area that exists ow that is a sample. <br />Mr. Swift stated that to him Hacienda Business Park looks like a m' ture of that zoning as <br />there are one, two, and three story buildings already there. He said there is no real plan <br />available where buildings might start out at one-story on the exterior streets and then go to <br />higher ones in the mid-sections. In his opinion the new zoning wou not change how <br />Hacienda looks at the present time. <br /> <br /> <br />Commissioner Michelotti questioned Mr. Swift as to any further traf c studies. Mr. Swift <br />noted that traffic will continue to be monitored.
