<br />~ Mr. Johnson read his request into the record: We ask that, as part the Planning <br />Commission's decision to allow Prudential to change the use of Lot 4A, the wording in <br />Paragraph 4.13.3 (2) be expanded so that Diamond Properties can allowed to expand the <br />Lucky Store. We will make a formal application through Planning ent channels and <br />we are agreeable to donating more land for a larger right-turn lane, . that will help the City, <br />but we would like the record to show that the Planning Commission s agreeable in principle <br />to our proposal, so that we are not foreclosed from making this chan e or have onerous <br />conditions attached which will effectively kill the project's viability. <br /> <br />5. Angelina Summers, 4750 Sutter Gate Avenue, stated rumor has i that a large discount <br />store similar to Sam's would be coming to Hacienda Business Park. She expressed concern <br />about a large shopping area mixed with office and the traffic that w d result. She asked <br />where that or something like Costco or Price Club might be located hould that come about <br />but felt that was not a good use for Hacienda Business Park. It w pointed out to her that <br />should such a discount store materialize that it would probably be al ng Owens Drive. <br /> <br />(Brief recess). <br /> <br />Mr. Yang returned to the podium. He stated that he appreciated the expressed concerns of <br />the citizens, and that Prudential did not plan to pass on any of their nsibility to the <br />community. He also stated they would do all they can to protect the Lucky Store and will <br />continue to work with the City to improve Hacienda Business Park. <br /> <br />- <br /> <br />THE PUBUC HEARING WAS CWSED. <br /> <br />Commissioner Finch referred to traffic mitigation conditions in Exhi it B and felt that staff <br />has done an admirable job of answering any concerns. He said if h had any doubts before <br />they have now been dispelled. He further stated he did not feel the pplicant is trying to get <br />out of any of his responsibilities by requesting mixed usage in the B siness Park. He felt the <br />applicant has done everything they said they would do in the past an have done much to <br />mitigate any traffic issues and problems. He supported the modifica .ons. <br /> <br />Commissioner Wright stated he felt the conditions of approval ad s most of his concerns. <br />He was not concerned about the sewer capacity, but did have some ncerns regarding Lot <br />14A. He did not feel the Commission or City should dictate what . d of use could go on <br />that lot, and noted that when the applicant brings in a list of what th y might want on the lot, <br />the Commission would review the use before it goes in. He felt tha should take care of Mr. <br />Johnson's concerns. He referred to comments by Mr. Johnson and oted it was not their <br />responsibility to keep a tenant for him, but their problem would be keep the entire Val <br />Vista Center from becoming a blighted area such as in a shopping nter in Dublin. <br /> <br />Commissioner Mahern agreed with Commissioners Finch and Wrigh.
