<br />a townhouse owner would use such a facility to a great extent and at it would not be cost- <br />effective to include it in the project. However, staff wished to poi t out that the amenities <br />that the applicant has already included are typical of other townhou projects. <br /> <br /> <br />Commissioner Mahern confirmed with Mr. Swift that the future ne' hborhood park within <br />the project would provide for areas for volley ball, sport fields, etc , and that this would be <br />worked out with the Director of Parks. <br /> <br />Chairman Hovingh asked staff if Parcel 60 could be conditioned th it have a certain number <br />of affordable homes so that people who buy into Areas A and B wi know there is a certain <br />prezoning in Area C that may allow for a higher density. Mr. Sw' t said there is no <br />condition relating to that matter because notices have not gone out sting that this is a <br />zoning matter. Staff would not feel comfortable at this point in inc ding such a condition. <br /> <br />Chairman Hovingh expressed concern that people eventually buying into Area C would <br />complain about the higher density of Areas A and B. He felt that s me sort of disclosure as <br />to density should be given all home buyers in the three areas of A, , and C. <br /> <br />Commissioner McGuirk and Mr. Swift discussed the matter of a sc I for the area. <br />Commissioner McGuirk felt the school district is not taking enough esponsibility for <br />necessary schooling. Mr. Swift stated that the school district feels t at they can <br />accommodate the residents of the discussed area. At present it ap s children living on <br />either of the three sites would go to Fairlands School. <br /> <br />TIlE PUBLIC HEARING WAS OPENED. <br /> <br />Each of the Commission members acknowledged they have met wi the applicant; however, <br />all did so on an individual basis. <br /> <br />Mark Sweeney, 4309 Hacienda Drive, Pleasanton, represented the a plication and the <br />Prudential Insurance Company. He noted that he had a number of h s team members with <br />him who would also be available to answer questions and explain th plan. He thanked the <br />Planning Commission for meeting with them individually and also fo looking at other <br />Signature properties. He further thanked the staff for helping them ork out the conditions, <br />even though they are not in complete agreement. <br /> <br />Commissioner Mahern questioned the applicant in regard to Parcel (the Robertson parcel). <br /> <br />In response to Commissioner Michelotti's question, Mr. Sweeney sai they intend to develop <br />the Robertson parcel as soon as they can secure financing for it.
