PUD-Sl- 0- 5D Si a ure Pro erties/The Prudent' I Insuran <br />of America <br />Application for development plan approval to construct a 494-u t residential <br />development consisting of 176 small-lot single-family detached u 'ts and 318 townhouse <br />and condominium units proposed on an approximately S2.6-acre ite (Lots 8A, 8B, 26, <br />and 60) located within the Hacienda Business Park. The site is z ned PUD (Planned <br />Unit Development) - HDR (High Density Residential) District. <br /> <br /> <br />Mr. Swift presented the staff report recommending approval of the rea A and Area B <br />portions of the development plan for Case PUD-8l-30-55D subject t the conditions of the <br />staff report, but modified to deny approval of Area C and to revise e conditions to <br />eliminate the reference to Area C plan. The only difference of opini n remaining between <br />staff and the applicant on Areas A and B is that staff still favors an i -door racquetball <br />facility. He noted that staff also favors a different land use for Area C, or a project with a <br />higher density. <br /> <br />Commissioner McGuirk referred to Area C and questioned staff as t why they favor more <br />density. Mr. Swift said staff feels that this area is suited for more u its per acre that could <br />be sold to low or moderate income families. Staff feels that a higher density for this area <br />would blend better within the Hacienda Business Park. However, ba ed on today's market <br />the applicant is not in agreement with staff. <br /> <br />Commissioner Mahem asked staff if they have resolved the issue of e indoor recreation <br />facility.
