Denni~ Lerov Thomson Application Cor a conditional use pennit to establish a country w ern dance Cacility within the existing Vintage Hills Shopping Center located at 355 Bernal Avenue. Zoning Cor the property is PUD (Planned Unit Development) _ C N (Neighborhood Commercial) District. ~ A letter from Anthony and Thevelora Silva, and a letter from Denni and Anne Worden were presented to the Commission prior to the meeting. Mr. Swift presented the staff report recommending approval of Case UP-92-33 subject to the conditions of Exhibit B. He noted that an additional modification ha been added that all doors must be kept closed during hours of operation. Commissioner Mahern asked for clarification as to the closing hour n Friday and Saturday night. Mr. Swift explained that the closing time for those nights wo Id be 11 :30 pm; it is anticipated that the primary people who would participate would be ose taking lessons during the week. The weekends would mainly be used for worksho and practice time. Commissioner Wright asked how stringent is the ruling that no alcoh lic beverages be allowed on the site. He questioned whether the City would wait unti someone complains to them directly before anything is done. Mr. Swift indicated that the ners are quite adamant that no alcohol be consumed in the building or on the outside premi s. He was of the opinion that the applicant would address the problem immediately sh uld it arise. He noted that the City would probably be alerted to any problems by the neigh ors or the Police Department who normally monitor areas such as this, or by the Code Enforcement officer who does evening checkups.
