He stated that the ElR estimated that 90 students ould be generated by the <br />project; according to the school district 31 percent would go to the Vintage Hills school. <br />Construction water would be provided by wells on the site; they h e already developed one <br />of the wells and now trying to determine how much it will produce They feel it will be <br />sufficient for construction use. Regarding the issue of grading, wh n the golf course grading <br />gets underway according to Concept E, it is estimated that it will b 1,600-2,000 ft. from the <br />nearest home. Most of the grading is much farther away than that rom homes. <br /> <br />Mr. Inderbitzen noted that the staff does not support the dedication f open space under Plan <br />E. The applicant has tried to demonstrate there is still 200 acres 0 open space available <br />even if they reconfigure the golf course. It appears that the trail sy tern can still be <br />integrated. <br /> <br />In regard to the haul road and Chairman Hovingh' s hope that the di could be redistributed <br />on the site, Mr. Inderbitzen felt they could pretty much balance the rading on site. <br />However, there would be other trucks that would need to travel the aul road, such as <br />concrete trucks, etc. He felt this would greatly alleviate traffic. In addition, he did not think <br />that residential traffic generated by the project would be that great. <br /> <br />Mr. Inderbitzen thanked Kottinger Ranch residents for being so can id and noted that the <br />applicant will continue to meet with them and try to work out all th ir concerns. <br /> <br /> <br />eral Plan and that the <br />have improved the <br />source of water for the <br /> <br />~ <br /> <br />Mr. Inderbitzen stated that this property has been included in the G <br />estimated figures have been provided to Zone 7. If the decision is that a econd access road is a <br />necessity to alleviate traffic, then they will comply with that decision In regard to golf <br />course traffic, he did not think that a golf course generates that much traffic, and in fact is a <br />staggered-hour type of traffic. <br /> <br />Mr. Inderbitzen advised that even though a number of trees will hav to be removed, that the <br />applicant is committed to replacing them.
