Dr. Sjoberg noted that the roof color is a teal green that should ble d with the trees; the utility lines will be hidden. He then went into detail of how the nomic feasibility of the project would be harmed by taking some square footage off the s cture. He felt that if he has to cut farther back the project would not work; if the building' reduced, it would have to come out of the center, and he felt this was simply not feasible. Hence, he would like to delete Condition 2. In regard to Condition 15, he felt a sidewalk ould further traumatize the trees. He further noted that his architect, Michael Goldsworth , said that if the building is reduced, it would actually still look the same size. However, th reduction they would lose 6-8 underground parking spaces. Dr. Sjoberg further noted th t his practice is very successful and he needs the extra office space for patient rooms an administrative offices. He discussed Condition 22 in regard to parking and noted that no ally only nine cars would be parked in the lot at one time. It could get up as high as 18, bu this is the exception, not the rule. Staff hours are staggered so all spaces would not be utili at once. In addition, parking on the street could be done, if necessary. In response to Commissioner Michelotti's question, Dr. Sjoberg mmented that the structure would be sitting two feet within the dripline as measured from the second floor overhang. Michael Goldsworthy, 633 Abbie Street, noted that as the architec , he was also concerned about the trees. He pointed out that he had told the arborist of th ir priority of keeping the trees safe. With that in mind, the arborist did his survey and con luded that a distance of seven ft. would keep the trees protected. The applicant then elec to stay 10 ft. from the dripline for further safety. At this point, they felt comfortable wi proceeding with their plans. In regard to the teal color of the roof, Mr. Goldsworthy b lieved that was superior to the weathered copper. In response to Chairman Mahem's questio , he replied that the roofing material is of ribbed panels, not completely flat. Commissioner Hovingh commented that he felt this was the nices project that Mr. Goldsworthy has designed.
