<br />THE <br /> <br /> <br />Commissioner Hovingh said he is just not enamored with the proj t. He felt the project <br />needs an access to Del Valle Parkway, but without the Augusta pr perty it cannot do that. <br />He was concerned that the site has no park area and appears to be under-accessed. He felt it <br />should also have about 15 units to be designated as affordable hou ing, perhaps at $180,000. <br /> <br />Commissioner Michelotti said she had a problem with the General Plan change and hence the <br />change in sound mitigations needed for a single family residence p oject. She felt the project <br />was unattractive; that the 12-15 ft. soundwalls were not acceptabl and too repetitive. She <br />could not support the project. <br /> <br />Chairman Mahern said she could not support the project because s e did not feel it was <br />appropriate for the site as it is zoned High Density. She did not ish to lose the opportunity <br />to have a High Density project on that site. She was not in favor f a 12 ft. soundwall for <br />this particular highly-visible location, She concluded she did not ish to change the General <br />Plan Amendment from High Density to Medium Density. <br /> <br />Commissioner McGuirk said he felt the proposed project was be r than some others he had <br />seen and that they need to look at market conditions, noting that n other proposal has <br />worked for this site. In addition, he said the soundwall would be oing back to Design <br />Review for approval, so he felt that would pass their scrutiny. H felt the price range of the <br />homes was worth changing the General Plan Amendment. He ex ressed approval of the <br />project. <br /> <br />Commissioner Horan said he could support the application, but w uld add conditions. He <br />would like to add a condition that the project add some kind of s ific amenity that is a park <br />even though it cannot be in the immediate proximity, or perhaps . cipation in the <br />Downtown Centennial improvement of a trail system. He request that the applicant return <br />to the podium for questioning about affordability. <br /> <br />THE PUBLIC HEARING WAS OPENED. <br /> <br />Mike Forsum returned to the podium. <br /> <br />Commissioner Horan asked Mr. Forsum if Kaufman and Broad h s a first time buyer's <br />program. Mr. Forsum replied that Kaufman and Broad are one 0 the country's largest <br />builders and they have many ways of putting together programs fi r buyers. Considering the <br />selling price of the homes, he thought they were about as low as ey can go.
