He noted <br />appreciation to the developer for having a special meeting with the neighbors and for <br />working with them to alleviate their concerns and problems with e project. He could not <br />understand why staff was not in favor of the project and felt that e community needs this <br />type of project. He further stated that if this project had been av . able when he was <br />purchasing a home, he would have been happy to purchase one. e continued to express his <br />support for the project, along with his neighbors, noting they are appy to be adjacent to it. <br /> <br />Chairman Mahem explained to Mr. Reynolds that staff is not op sed to the project, but <br />does not feel it is suited for this particular site. Staff feels that th Land Use Element <br />designation should not be changed from High Density to Medium ensity Residential due to <br />the numerous General Plan policies and programs with which suc an action would not be <br />consistent. Other reasons, such as a lack of public amenities, too . gh soundwalls, etc. make <br />for an undesirable project for a very visible area. <br /> <br /> <br />Steve Worth, 249 Rachel Place, spoke in support of the project, n ting that staff feels the <br />project is not suitable for being at the gateway to the City. He di greed with that concept <br />and felt a single-family project was very appropriate for this site. <br /> <br />~ <br /> <br />Joe Madden, 1544 Santa Rita Road, read a letter expressing full s pport for the proposed <br />project and presented the letter to the recording secretary. He ex ressed surprise and <br />disappointment and felt staff had used the "dead" Carriage propo as their comparative <br />analysis basis for the Kaufman and Broad project. He believed th t the Kaufman and Broad <br />project was much more viable and doable than the Carriage Horn Project. He further <br />noted that the Design Review Board fully approved the project. e urged that the <br />Commission approve the project. <br /> <br />Joe Callahan, 5674 Stoneridge Drive, spoke in support of the proj t stating that the reality <br />is that in this economic climate to hold out for a high density resi ential project on this site <br />or any other site on a for-sale basis in hopes that there is any like' ood of financing low- <br />income for sale is unreasonable. He further stated that the K&B roject is moderately- <br />priced, well-designed, and comes as close to fitting the affordable niche that Pleasanton has <br />seen in a long time or is likely to see in the near future. He ask the Planning Commission <br />to take this into consideration as they look at the staff recommen tion. <br /> <br />Mike Forsum returned to the podium. In response to Commissio er Michelotti's question, <br />Mr. Forsum replied that the price range is about $218,000 for the smaller homes and <br />$232,000 for the larger model. <br /> <br /> <br />~ <br /> <br />Commissioner Horan commented that if the project is approved, e would condition it for a <br />very high-dollar soundwall because of its high visibility. He also xpressed concern that <br />there is no room for a park on the site.
