<br />~ <br /> <br />Commissioner Wright asked staff why the setback was changed to 10 ft. Mr. Swift replied <br />that some of the lots get "pinched" down too much; thereby, maki g it necessary for a <br />smaller setback. <br /> <br />Chairman Mahern discussed with staff issues regarding the 2-to-1 lope banks and retaining <br />walls. <br /> <br />THE PUBLIC HEARING WAS OPENED. <br /> <br />Chris Beratlis, 351C St. Mary's Street, represented the application He stated he agrees with <br />the staff report and conditions of approval. He added that he has et extensively with the <br />neighbors, the mayor, and staff in regard to the project. He remi ded the Commission that <br />the project has been approved, and the only reason it is before the again is that City <br />Council decided to make it a PUD, rather than straight zoning. <br /> <br />In response to Chairman Mahern's question regarding FAR, Mr. <br />does not include the property to be dedicated. He added that th retaining walls and <br />accompanying landscaping will go back before the Design Review as the retaining walls will <br />no longer be of criblock design. <br /> <br /> <br />Commissioner Michelotti discussed the distance of the retaining w Is and slope with Mr. <br />Beratlis. Further discussion ensued regarding the style of retainin walls to be installed. <br /> <br />- <br /> <br />Commissioner Michelotti asked for clarification on the relocation f some of the lots. Mr. <br />Beratlis replied that after some meetings with concerned neighbors he made some of the <br />units into single story homes. <br /> <br />Darryl Alexander, 205 Main Street, architect for the project, also epresented the application. <br />He noted they changed some of the two-story houses to single sto . es because of the <br />concerns of the neighbors. <br /> <br />Commissioner Horan expressed concern about the FAR and garag . He stated he would not <br />want to see another Vintage Hills on the project. <br /> <br />Chairman Mahern asked Mr. Beratlis how he felt about changing e 800 sq. ft. of garage <br />area into 450 sq. ft. Mr. Beratlis said he basically changed it bec use of City Council's <br />ruling. He felt the 450 sq. ft. would be adequate for a two-car g ge without being too <br />crowded. <br /> <br />Mr. Swift pointed out that the Commission must decide what type of mass they want on <br />these lots in regard to the FAR.
