<br />~ Commissioner McGuirk expressed concern that Lots 10, 11, and 1 might be too dark with <br />the adja=nt retaining walls. Mr. Beratlis noted they have a sou ern exposure with the lots <br />actually facing west. He did not think they would be too dark. . Beratlis and Mr. <br />Alexander went to the Commission and pointed out the retaining alls. <br /> <br />Becky Dennis, 838 Grey Fox Circle, asked abOut the changes that were made in the revised <br />conditions. She felt this is a high impact project on the neighborh and wanted to be sure <br />the revised conditions were satisfactory. So far she felt the condi ons were satisfactory. <br />She requested time to study them, and she and Mr. Beratlis went t the back of the room for <br />discussion. <br /> <br />Commissioner McGuirk discussed lot configuration with Mr. Swif. <br /> <br />Commissioner Wright commented that he would favor the elimina 'on of one lot, and that the <br />450 sq. ft. of garage was a favorable condition. <br /> <br />At this time Ms. Dennis returned to the podium and said she is sa . sfied with the revised <br />conditions for the project. Commissioner McGuirk stated he appr iated her working with <br />Mr. Beratlis. In response to Commissioner McGuirk's question, s. Dennis said they had <br />discussed eliminating one of the lots, but decided to focus on wor 'ng with what was there. <br /> <br />Chairman Mahem noted that the big issues are the change of 800 q. ft. for the garage to <br />450 sq. ft., and the possible elimination of one lot. <br /> <br />At this point, Mr. Beratlis said he felt the Commission was going ackward; that the project <br />has already been approved for 15 lots. It was noted that the trad ff was 15 lots for single <br />story houses and the developer would build a sign for Foxbrough states. <br /> <br />Commissioner Hovingh wanted reassurance that the developer wo ld discourage speculators <br />from taking part in the project. Mr. Beratlis indicated this was n a possibility. <br /> <br /> <br />TIlE PUBLIC HEARING WAS CWSED. <br /> <br />Commissioner McGuirk noted that he appreciated the work done y Mr. Beratlis and the <br />neighbors, but simply could not support the project because of the retaining walls. He felt <br />they were too overpowering for the houses. He would also favor e elimination of one lot. <br /> <br />Chairman Mahem felt the project had some problems, but felt tha compromises have been <br />made and could support it at this time. <br /> <br />A motion was made by Commissioner Michelotti, seconded by C mmissioner Horan finding <br />that the "de Minimis impact" finding is appropriate for this case d recommending approval <br /> <br />Minutes Planning Commission <br />January 8, 1992 <br /> <br />Page 16 <br />
