<br />~ Chairman Mahern said she is concerned about the guidelines for G Iden Eagle Farms and <br />has had problems with them before this time. She felt that some y is not communicating <br />properly because the applicant followed the design guidelines, but t appears the design <br />guidelines do not conform to the original guidelines for the entire evelopment area. She <br />noted that the intent was for the houses to fit into the existing land pe. At this point <br />she felt that the best thing to do was to change the gray color to ething softer that might <br />blend more into the area. She said she would deny the appeal, an support the applicant if <br />the color is changed. <br /> <br />Commissioner Michelotti explained that she was on the Commissi when the original PUD <br />was approved, and that this proposed size house in a highly visible area was not what had <br />been envisioned. She agreed that the applicant has made an attem t to follow the present <br />guidelines; however, she believes that size and mass are a negativ factor and therefore <br />cannot support the applicant. She encouraged the applicant to inv tigate darker colors for <br />the house, such as can be seen on Twelve Oaks Drive, as that, alo g with the various planes <br />of roof, will help reduce the impact of the size and visibility of th structure. <br /> <br />A motion was made by Commissioner Hovingh, seconded by Com issioner Horan denying <br />the appeal for Case AP-91-12/Z-91-86 and approving the case subj t to the conditions, with <br />the following modifications: <br /> <br />o Modify Condition 11 that prior to occupancy the Ian scape plan must go to the <br />Design Review Board; and <br />o That the color of the house be changed. <br /> <br />ROLL CALL VOTE <br />AYES: Commissioners Horan, Hovingh, and Chairman M em <br />NOES: Commissioners McGuirk and Michelotti <br />ABSENT: None <br />ABSTAIN: None <br /> <br />Resolution No. PC-92-4 was entered and adopted denying the ap for Case AP-91-12 and <br />approving Case Z-91-86 as motioned. <br /> <br />Commissioner Horan suggested that staff direct the developer to p oceed as rapidly as <br />possible with the reforestation of the development.
