<br />Commissioner Michelotti discussed the matter of fencing with the chitect. She asked if <br />there would be any solid fencing and a good neighbor fence. The architect said they agreed <br />on a good neighbor fence on each side of the property line to with 60 ft. of the rear <br />property line. At that point it will change to a wire mesh fence. Landscaping will be <br />provided on the interior side of the wire fence. <br /> <br />Pete McEmber, landscape architect, 1804 Bradford Way, San Jose discussed with <br />Commissioner McGuirk how high the 24 inch box trees would get and what other trees will <br />be planted. Mr. McEmber said the species shown on the plan are going to be changed to <br />other trees; the kind has not been determined yet, but most will b taken from the guidelines. <br />Some will be street trees that will be put in by the developer. <br /> <br />Commissioner Michelotti further discussed the landscaping with th landscape architect. <br /> <br />Mr. Swift noted that the area behind the lot line is a fire manage nt zone because of the <br />location of the natural hillside. There is a landscape plan required and maintained by the <br />homeowners' association which will separate that area from the ap licant's back yard. <br /> <br />THE PUBLIC HEARING WAS CLOSED. <br /> <br />Commissioner McGuirk asked stafffor clarification of roof height Mr. Swift replied that <br />the total house height would be 42.6 ft. as measured from the low st grade to the highest <br />roof ridge. To get that 42.6 ft. it must be measured all the way f m the bottom of the <br />staircase. However, from the lowest part of the actual structure 0 the house, the height is <br />36 ft. <br /> <br />Commissioner Hovingh felt that the combination of a good color s heme and size was <br />important, but concluded that what is important is what portion of the house can be seen <br />from 1-680. He knows this is a very visible lot, but mitigations h ve been made to screen <br />the roof. At this point he did not feel that the house would be too massive for the site and <br />can support the applicant. <br /> <br />Commissioner Wright thought the main issue of the case was the quare footage for the <br />house. He felt that even though the house might measure some 4 ft. high in places that <br />from the valley floor, what with shadows and screening of landsc ing, the height would not <br />be a factor. He stated he would not deny the applicant, but woul deny the appeal. <br /> <br />Commissioner Horan stated that he likes the house as it is planned and thinks it should be <br />built. He noted that staff is pleased with the landscaping and doe not think it needs to go <br />back to the Design Review Board. He stated he could support the applicant. <br /> <br />Commissioner McGuirk stated he has had a problem with the hou e ever since he first saw <br />it.
