· Janitor's storage room - approximately 60 square feet. <br /> <br />In addition to the space allocations outlined above, access to at least a majority of the building's <br />plumbing system should be available by means of a small access corridor or chase. Such access <br />reduces building "down time" and maintenance expense by facilitating rapid repairs. <br /> <br />Staff and the consultant both believe that the program described above can be satisfied by either <br />a custom-designed or a manufactured structure. <br /> <br />Materials: The City's Support Services Division is knowledgeable regarding the successful <br />maintenance of public restrooms and recommends the following construction materials for <br />durability and ease of maintenance: <br /> <br /> · Foundation - concrete slab with epoxy coating <br /> · Exterior walls - stucco or split-face concrete masonry units (CMU) <br /> · Roofing - standing-seam metal or 50-year composite shingle (no clay or concrete tile). A <br /> built-up membrane roofing system is also acceptable. <br /> · Interior walls (if applicable) of concrete block, epoxy coated <br /> · Toilet partitions - utilizing ceiling-hung hardware (to facilitate maintenance); solid <br /> polyurethane composition <br /> · Toilets and sinks - Sloan fixtures; porcelain is preferred <br /> <br />Naturally, a custom structure can be designed utilizing the recommended materials; however, <br />prefabricated structures are also available that could satisfy this list (although non-standard <br />pricing would apply). <br /> <br />Aesthetics: This is the most subjective of the proposed building's requirements, but as noted <br />earlier, an attractive building with a look of permanence and civic quality is desired. Obviously, <br />much more creativity and site specific "fit" can be achieved with the design of a custom <br />structure. Delucchi Park is a relatively narrow area, and a restroom building located at its <br />southern end could conceivably provide a "front entrance" on both the W. Angela Street and <br />First Street sides. Such a layout is easily accomplished with a custom design, but may be <br />impossible to achieve with one of the manufactured units. Nevertheless, prefabricated building <br />manufacturers provide attractive, durable products in a variety of standard layouts that both staff <br />and the consultant agree would prove quite satisfactory in this location. <br /> <br />Project Costs: <br /> <br />Construction. The most recent City constructed restroom buildings were in Val Vista <br />Community Park. The two (2) public restrooms were constructed there for an average cost of <br />approximately $230/square foot (S.F.) - exclusive of infrastructure (such as sanitary sewer, <br />water, electrical), and related water/sewer connection fees. Considering that the Val Vista <br />project was bid in early 2002, it is appropriate to add approximately 12% to this figure to <br /> <br />SR 05:126 <br />Page 3 <br /> <br /> <br />
