<br />Resolution <br />Page 16 <br /> <br />No. PC-93-67 <br /> <br />b. <br /> <br />In Area "A", the applicant shall implement measures to <br />achieve an STC rating of 55 or bett r between garages and <br />upstairs living areas. The measures shall include, but not <br />be limited to, "screw" type garage oor openers instead of <br />chain type, resilient ceiling chann I in the garages, and <br />lightweight concrete deck constructi n in the ceiling/floor <br />assembly, and shall be submitted to the Planning Director <br />for review and approval prior to iss ance of building per- <br />mits. <br /> <br />IS. Property Owners Association <br /> <br />a. The applicant shall record CC&R's a the time of recorda- <br />tion of the first final map which shall create a master <br />property owners association for this ubdivision; individu- <br />al areas, however, may be covered y their own property <br />owners association provided it is su ordinate to the master <br />association. The property owners association shall be <br />responsible for ensuring the follow'ng: <br /> <br />b. In Areas "A", "B", and "C", the CC& 's shall prohibit the <br />parking of boats and trailers on si e. <br /> <br />c. The CC&R's shall provide to the resi ents of Area "A", "B", <br />and "C", permanent shared access eas ments between project <br />areas and the Alameda County Tr nsportation Corridor <br />(ACTC) . No resident of any de lopment on Hacienda <br />Business Park Lots SA, 8B, 26, and 0 shall be prohibited <br />from using any part of the entire A TC. <br /> <br />d. Maintenance of ACTC landscaping and recreation areas, "0" <br />street, and "AA" street shall be adm' istered by the master <br />property owners association. Mainte ance responsibility of <br />the ACTC may be shared with the property owner(s) or <br />property owners associations of Haci nda Business Park Lot <br />60. <br /> <br />e. Maintenance of private rights-of way landscaping on <br />internal streets including median island landscaping. <br /> <br />f. In Areas "A", "B", and all private <br />streets and motorcourts. <br /> <br />1. <br /> <br />Maintenance of recreation area <br />County Transportation Corridor. <br /> <br /> <br />in the Alameda <br /> <br />g. In Areas "A", "B", and "C", maint nance of all common <br />areas, landscaping, and recreation f cilities. <br /> <br />h. Joint maintenance with the homeowne of all rear and side <br />property line fences between Area "C' and the ACTC and the <br />common areas of Area "A" and "B". <br /> <br />j. Maintenance of private storm drai age swales, gutters, <br />inlets, outfalls. <br />
