Phase 1: <br />Area "A" -- recreation area an 78 units and Area "C" <br />-- recreation area, 97 units, "0" street, and "AA" <br />street. with this phase, the eveloper shall extend <br />"B" Court as an emergency veh cle access across Lot <br />331 in Area "c"to "II" Loop. R movable bollards shall <br />be installed at both ends of the "B" Court EVA to <br />ensure its use as an EVA onl. The "B" Court EVA <br />shall be paved and constructed to a 20' width to the <br />satisfaction of the City Eng neer and Fire Chief. <br />Upon completion of "A" stree in Area "A" to "0" <br />street, the "B" Court EVA shal be removed. <br /> <br />with this phase, the develop r shall install the <br />landscape/recreation area impro ements in the ACTC, as <br />shown on the development plan, 0 a point on the ACTC <br />concurrent with the eastern Ie of "JJ" loop in Area <br />"C". with construction of an portion of the final <br />50% of the overall project (24 units) the developer <br />shall install the remaining A TC improvements, and <br />shall remove the existing chain link fence between the <br />ACTC and Tassajara Creek. T e developer would be <br />reimbursed by the developer(s) of Hacienda Business <br />Park Lot 60 for their pro-rata hare of the construc- <br />tion costs. If, however, t ese improvements are <br />installed by a developer on BP Lot 60, then the <br />applicant shall reimburse the Lot 60 developer for <br />this project's share of the co ts. <br /> <br />With completion of the ACTC Ian scape/recreation area <br />improvements, the developer sh II construct a paved <br />pathway/driveway along the we terly top-of-bank of <br />Tassajara Creek. The pathway/driveway design shall <br />conform to City of Pleasanton nd Zone 7 standards. <br />The developer shall obtain an e roachment permit from <br />Zone 7, Fish and Game, and the my Corps of Engineers <br />for all work done within the Ta sajara Creek channel. <br /> <br />ii. Phase 2: <br />Area "c" -- 81 units. <br /> <br />iii.
