<br />Resolution No. PC-93-62 <br />Page 7 <br /> <br />28. This approval does not guarantee th availability of <br />sufficient water to serve the project. The City shall <br />withhold building permits for the proje t if at the time <br />building permits are applied for, mandator water rationing is <br />in effect, unless the City has adopted a w ter offset program <br />and unless the developer is participati g in the program. <br />Notwithstanding the developer's partic'pation in such a <br />program, the City may withhold building ermits if the city <br />determines that sufficient water is not a ilable at the time <br />of application of building permits. <br /> <br />29. All dwelling units in the development shall be constructed to <br />meet Title 24 state energy requirements. <br /> <br />30. All building and/or structural plans mu t comply with all <br />codes and ordinances in effect before the uilding Department <br />will issue permits. <br /> <br />31. The developer shall pay all applicable fe s in effect at the <br />time of issuance of building permits. <br /> <br />32. The applicant shall post address approv d numerals on all <br />buildings so as to be plainly visible rom all adjoining <br />streets or driveways during both dayli ht and night time <br />hours. The addresses shall contrast wit their background. <br />streets and roads shall be identified wit approved signs. <br /> <br />33. The developer shall submit a building sur ey and/or a record <br />of survey and a site development plan in ccordance with the <br />provisions of Chapter 18.68 of the Munici al Code of the City <br />of Pleasanton, and that these plans b approved by the <br />Director of Building Inspection prior to the issuance of a <br />building permit. The site development pIa shall include all <br />required information to design and const uct site, grading, <br />paving, drainage and utilities. Specific items to be <br />indicated on the site development plan nee ssary to construct <br />the improvements are to be in accordanc with the city of <br />Pleasanton Private Development Design uidelines adopted <br />April 15, 1986. <br /> <br />34. The applicant shall ensure that fire pro ection facilities, <br />including all surface roads, fire hydrants and a water supply <br />capable of furnishing the required fi e flow shall be <br />installed and serviceable prior to and uring the time of <br />combustible construction. When alte nate methods of <br />protection are as approved by the Fire Chi f, this requirement <br />may be waived or modified. Proposed alt rnative methods of <br />fire protection shall be submitted, in w iting, to the Fire <br />Chief. Work on the alternative fire prote tion methods shall <br />not start without the approval of the Fir Chief. <br />
