The applicant's <br />geotechnical consultant shall review and approve all <br />foundation, retaining wall, and drainage g otechnical aspects <br />of the final development plans to ensure that the <br />recommendations have been properly inco porated into the <br />development. The consultant shall certify by writing on the <br />plans or as otherwise acceptable to the Di ector of Building <br />Inspection that the final development plan is in conformance <br />with the geotechnical report approved with the project. <br />I <br />The property is hereby rezoned to the PUD-~DR district. <br /> <br />Prior to parcel map approval, a bond for the private <br />improvements including but not limited 0 streets, water, <br />sewer, and storm drains shall be submitted 0 the satisfaction <br />of the city Engineer. These improvements s all be constructed <br />within one year of the recording of the parcel map unless <br />otherwise approved by the Planning Directo or City Engineer. <br /> <br />Any new home or remodeling of the exist' ng home shall be <br />SUbject to design review pursuant to the ity of Pleasanton <br />Municipal Code requirements. <br /> <br />The applicant shall extend underground public utilities <br />(sanitary sewer, water, gas, electrical, telephones, cable <br />T.V.) in the existing private street fro Foothill Road in <br />such a manner that when the frontage road t Jorgensen Lane is <br />created, those existing utilities stubbed i to the development <br />from Foothill Road can be abandoned.
