<br />Resolution No. PC-93-53 <br />Page 9 <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />The applicant shall pay a pro-rata share of the sanitary sewer <br />in Foothill Road per a prior agreement wit the city prior to <br />submitting final map for approval. <br /> <br />Access to the existing properties served O~f the driveway on <br />Foothill Road shall be maintained at all times during <br />construction. . <br /> <br />All permitted and conditionally-permitted iuses for the subject <br />project shall be those listed in the R-1-20~000 zoning district. <br />I <br />The typical section of the east/west and n~rth/south private <br />street shall be designed to be ultimatel~ 20 feet in width <br />with 18 feet of paving. Parking will not b permitted and the <br />street shall be posted for "NO PARKING." n conjunction with <br />this application, the developer shall desigp and construct the <br />ultimate roadway. The east/west road sh~ll be constructed <br />from the frontage road to at least the i beginning of the <br />existing driveway on the site. The d~veloper shall be <br />eligible for reimbursement for those costs~hiCh are incurred <br />to construct that portion of the road on th Cerruti property. <br />Typical sections shall be shown on the te ative parcel map. <br />The developer may coordinate the construc ion of all on-site <br />private roads with the developer of PUD-91-~2. Should this be <br />the case, both developers shall work tOg~her to come to a <br />mutually agreeable arrangement. The deve oper shall provide <br />the specific details for the closure of t e existing access <br />driveway at Foothill Road in conjunctionlwith the frontage <br />road installation with submittal of the te~tative parcel map. <br /> <br />The applicant shall comply with the cityfs non-point storm <br />, ' <br />drain run-off ordInance. <br /> <br />, <br />The applicant shall dedicate an 8 foot wtde public service <br />easement across the full Foothill Road frontage of the <br />project, across the full width of the acce s road, and 8 feet <br />behind the roadway, unless other appr~ved by the City <br />Engineer. ' <br /> <br />Details for all storm drainage shall be sho~ on the tentative <br />parcel map. In general, water shall Ibe collected and <br />transported into a storm drain system apfroved by the city <br />Engineer. Overland flow from one parcel ,to another is not <br />permitted. . <br /> <br />A landscape plan shall be submitted tq and approved by <br />Planning Director as part of the design ~eview application. <br />Said landscape plan shall be consistent I with the approved <br />landscape plan plus any conditions of app~oval, and shall be <br />detailed in terms of species, location, si~e, quantities, and <br />spacing. . <br /> <br />, , <br /> <br />.
