The proposed residentia development would <br />require regrading of the exis ing fill from the <br />valley Avenue underpass that was previously placed <br />on the site. Minimal grading ou1d be required in <br />order to achieve posi ti ve drainage on the <br />individual lots. The design of the subdivis'on or its related <br />improvements will not confl'ct with easements, <br />acquired by the public at larg , for access through <br />or use of property within the roposed subdivision. <br />
