PC-92-98 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE <br />APPLICATION OF KAUFMAN AND BROAD <br /> <br /> <br />CT MAP 6545, THE <br /> <br />WHEREAS, Kaufman and Broad has applied for a v sting tentative map <br />to allow the subdivision of an ap oximately 17 acre <br />parcel into 108 single-family resid rltial lots and for <br />remainder parcels consisting of roa ways and park area <br />located at 3801 Stanley Boulevard; a d <br /> <br />WHEREAS, zoning for the property is PUD (Plann d Unit Development) <br />- MDR (Medium Density Residential) D'strict; and <br /> <br />WHEREAS, at their duly noticed public heari g of November 30, <br />1992, the Planning commission con idered all public <br />testimony, relevant exhibits and rec mmendations of the <br />City staff concerning this applicati n; and <br /> <br />WHEREAS, the environmental issues related to this project were <br />addressed in a Negative Declaration which was prepared <br />for PUD-91-17 and adopted by the ci y council in April <br />1992. The proposed tentative s bdivision map is <br />consistent with the approved PUD development plan; <br />therefore, no additional enviro ental review or <br />documentation is necessary; and <br /> <br />WHEREAS, the Planning commission made the fol owing findings: <br /> <br />1. The proposed map is consisten wi th the General <br />Plan. <br /> <br />At a density of 6.35 DU/A, this 108 unit <br />residential subdivision lies ithin the 2 to 8 <br />du/gross acre acceptable ran e of the site's <br />General Plan Land Use Eleme t "Medium Density <br />Residential" designation (maxi um of 136 units). <br />The PUD development plan was fo nd to be consistent <br />with all policies of the Gene al Plan, and this <br />tentative tract map conforms 0 that development <br />plan. The changes also conform to the City'S noise <br />standards (rear wall height re uction to 10') and <br />to the City'S traffic stand rds (right-in and <br />right-out driveway.) Theref re, the proposed <br />tentative map is consistent wit the City'S General <br />Plan. <br /> <br />2. The site is physically suitable for this type of <br />development and density. <br />
