<br />Resolution No. PC-92-97 <br />Page 6 <br /> <br />9. Public sanitary sewer to the Hulett, Singleton, Gonsalves, and <br />Lauer properties shall be plugged at the manhole to be located <br />in street "A" for the Lauer property and stone pointe way for <br />the Hulett, Singleton, and Gonsalves properties. The lines <br />may be opened by the City after the Lauers, Huletts, <br />Singletons, or Gonsalves, or their successors, are annexed <br />into the city and these properties are approved by the City <br />Council for connection to the city sewer and all connection <br />fees are paid. <br /> <br />10. Each lot shall have its own private drainage system. This <br />system shall be designed to the satisfaction of the city <br />Engineer to collect surface drainage and roof run-off water <br />into an on-site system that is then connected directly to the <br />City storm drain system. The drainage for each lot shall be <br />reviewed with the design review application of each custom lot <br />prior to issuance of building permits. <br /> <br />11. The project CC&R's shall include notice that lots 5, 6, 18-25, <br />32, 33, and 40 have potential archaeological sensitivity and <br />that construction may be halted by the city if any <br />archaeological remains are uncovered. Wording shall be <br />reviewed by the City Attorney prior to recordation of the <br />final map. <br /> <br />12. with the first construction phase, Trenery Drive shall be <br />completed from Martin Avenue to the westerly side of lot 4. <br />The Trenery Drive street section shall be widened, overlayed, <br />or reconstructed as required by the city Engineer to achieve <br />a 20' wide paved area (measured edge-of-pavement to edge-of- <br />pavement) with 8' wide gravel shoulders (including a drainage <br />swale) on both sides. Sanitary sewer lines shall be installed <br />in Trenery Drive from lot 1 westerly to the stub in Trenery <br />Drive by the McMillian parcel. Water lines shall be installed <br />in Trenery Drive from Martin Avenue westerly to the stub in <br />Trenery Drive by the McMillian parcel. All improvements shall <br />be accommodated within the existing 40' wide right-of-way of <br />Trenery Drive. <br /> <br />The applicant shall investigate the existing structural <br />section of Trenery Drive. If, as determined by the City <br />Engineer, the existing street section is inadequate for the <br />anticipated traffic volumes, then the applicant shall <br />reconstruct the existing roadway as required by the City <br />Engineer. <br /> <br />II .
