Resolution No. PC-92-97
Page 2

All lots are conditioned to be designed to
drain into an on-site storm drain system that
will then be connected to public street storm
drains. Final grading and drainage plans will
be reviewed by the city Engineer prior to
construction.

The site is relatively flat. The sUbject
property is not located in the Alquist-Priolo
study Zone nor is it subject to the 100 year
flood. Mass grading will be limited to public
street construction. Where feasible, natural
grade of private lots will be maintained
through the use of an on-site storm drain
system and pier/grade beam building foundation
systems.

3. The design of the subdivision and proposed
improvements will not cause substantial
environmental damage or substantially and avoidably
injure fish or wildlife or their habitat.

The site is an infill site with no significant
animal or plant life. No impact to fish or
wildlife or their habitat is anticipated with
this project.

4. The design of the subdivision is not likely to
cause serious public health problems.

The stoneridge Drive specific Plan
Environmental Impact Report has analyzed in
detail the potential hazards and effects of
construction on the subject property.
Mitigation measures proposed by the EIR to
reduce the impacts to an insignificant level
will be constructed by other projects or will
be constructed by this project.

Full public street improvements including
streets, curb, gutter, and sidewalks, and
adequate storm drain, sanitary sewer, and
water service facilities will be provided to
serve the site by other developers or this
project developer. All on-site utilities will
be designed and installed to City standards to
ensure the public health and safety will be
maintained.

n

.
