<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNJ:A <br /> <br />RESOLUTION NO. PC-92-97 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 6596, THE <br />APPLICATION 01' BRAD HIRST AND JAMES TONG <br /> <br />WHEREAS, Brad Hirst and James Tong have applied for a vesting <br />tentative map to allow the subdivision of an <br />approximately 20-acre site into 40 single-family <br />residential lots ranging in size from 14,800 sq. ft. to <br />57,600 sq. ft. (including two existing single-family <br />houses and lots) located at 3710, 3744, 3752, and 3760 <br />Trenery Drive; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- LOR (Low Density Residential) District; and <br /> <br />WHEREAS, at their duly noticed pUblic hearing of November 30, <br />1992, the Planning commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the environmental issues related to this project were <br />evaluated in conjunction with the stoneridge Drive <br />Specific Plan Environmental Impact Report for the <br />previously approved PUD development plan. The proposed <br />tentative subdivision map is consistent with the approved <br />PUD development plan; therefore, no additional <br />environmental review or documentation is necessary; and <br /> <br />WHEREAS, the Planning commission made the following findings: <br /> <br />1. The proposed map is consistent with the General <br />Plan. <br /> <br />At 2 dwelling units per gross acre, the <br />proposed project conforms to the stoneridge <br />Drive Specific Plan's Low Density Residential <br />(<2 du/ac) land use designation and, <br />therefore, the General Plan Land Use Element <br />designation for the site. <br /> <br />The approved development plan has received <br />Growth Management Program allocation, meaning <br />that the project conforms to the City's <br />General Plan growth policies in regards to <br />subdivision. <br /> <br />2. The site is physically suitable for this type of <br />development and density. <br /> <br />" <br /> <br />. <br />
