<br />Resolution No. PC-92-95 <br />Page 3 <br /> <br />grading necessary for these repairs will not exceed <br />that anticipated by the SEIR. <br /> <br />Forty-one acres of the site will remain as natural <br />open space, with hiking or equestrian trail access <br />granted to residents of the development. A <br />conservation easement over this portion of the site <br />protects it from future development, except for the <br />possibility of utilizing a portion of the hillside <br />open space for a horse-training/boarding facility, <br />as might be allowed by a modification to the <br />approved PUD pending further environmental review. <br /> <br />For the most part, sewer services will be through <br />natural gravity flow to Foothill Road, where a pump <br />station and force main must be constructed to pump <br />sewage to the Dublin San Ramon Services District <br />treatment plan. <br /> <br />3. The design of the subdivision and proposed <br />improvements will not cause substantial <br />environmental damage or substantially and avoidably <br />injure fish or wildlife or their habitat. <br /> <br />A supplemental Environmental Impact Report (SEIR) <br />was prepared for the proposed subdivision in <br />conjunction with the PUD application. The SEIR <br />identified potential significant impacts on <br />vegetation and wildlife, visual and aesthetic <br />resources, natural topography and drainage, and <br />impacts on the project due to geologic/seismic <br />hazards, fire hazards and noise. Mitigation <br />measures recommended in the SEIR were adopted <br />through conditions of approval to off-set <br />identified impacts. <br /> <br />The SEIR mitigation measures were incorporated in <br />the conditions of approval of the PUD and have been <br />addressed by the tentative map where required. <br />other mitigation measures included as part of the <br />PUD project approvals, such as limitations on <br />grading and measures to mitigate visual impacts, <br />have been addressed through the revision of the <br />project's architectural and landscape design <br />guidelines and a landscape master plan for the <br />project. Requirements for the preservation of <br />heritage trees and the development of wildland fire <br />management and open space management programs <br />already have been addressed. <br /> <br />- <br />
