<br />Resolution No. PC-92-95 <br />Page 11 <br /> <br />29. The storm drainage from each lot shall be directed to the <br />street or an approved storm drain system in accordance with <br />sections 2907(b) (5) and 7012(d) of the 1988 Uniform Building <br />Code unless otherwise approved by the Building Official and <br />city Engineer. In general, Lots 20 - 29 shall be drained to <br />an on-site catch basin and piped to the nearest public storm <br />drain pipe. All other lots shall have a storm drain lateral <br />stubbed onto the property from the public storm drain system. <br /> <br />30. The westerly property line of Lot 25 shall be adjusted <br />easterly, or the access road to the existing house moved <br />westerly, such that the existing dirt road (proposed for <br />access to the storm drain inlet in Lot 26) road falls outside <br />of Lot 25 and entirely in Lot 38 (Currin lot). The owners of <br />Lots 25 and 26 shall be granted an access easement over this <br />road. similarly, the cul-de-sac bulb of "F" Street may be <br />modified Slightly to encroach further into Lot 26, sUbject to <br />the approval of the Planning Director and City Engineer. <br /> <br />31. The proposed graded ditches along the property lines shall be <br />adjusted to follow the natural contour such that most of the <br />runoff from the lots is channeled towards the street and into <br />the public storm drain system. There shall be a disclosure to <br />the owner of the downhill lot that some of the natural runoff <br />from the uphill lot must be accepted and incorporated into the <br />individual lot drainage plans. Specific reference to these <br />requirements shall be incorporated in the deed for these lots. <br /> <br />32. There shall be an overland storm drain release along the <br />southerly property line of Lots 10 and 38. Unless otherwise <br />approved by the City Engineer, this release shall be a <br />constructed of cobble or "grass-crete". <br /> <br />33. All highly visible proposed V-ditches shall be constructed of <br />brown-colored concrete, to the satisfaction of the Planning <br />Director. <br /> <br />34. All existing overhead utility lines across the Foothill Road <br />frontage of the project shall be installed underground. <br /> <br />35. The developer shall be responsible for the installation of the <br />street lighting system serving the development. Prior to city <br />Council approval of the Final Map, the applicant shall submit <br />a detail of the proposed street lighting, including <br />photometries, for the project. If a non-standard PG&E fixture <br />is selected, the Landscape and Lighting District shall <br />reimburse the city for additional service fees for the <br />installation and maintenance of these fixtures. All other PUD <br />conditions regarding lighting plans are incorporated into <br />these conditions by reference. <br />
